Rental Furnishing Cost

Hi

Do owners expect to get their money back for the furnishing made to the rental prop or does it considered cost burnt for acquiring rental? Of course this will not be a question if the rental is lower than the bank installment.

Deed of Mutual Covenant

Ok, i know the DMC is a document that states the mutual agreement/undertakings of both buyer and developer. Examples are usage of common facilities, security, maintenance fees etc.

Those freebies like water heater, air cond, free legal fees, free stamp duty, developer rebates etc which are not in the SPA can i insist the developer to put these as a clause inside the DMC since i can't seem to find these item being mentioned anywhere except on the Sales Package Letter (1 page document signed by both parties). At least the Sales Package letter is an addendum/attachment being referred somewhere in the DMC should be enough for me.

Could someone clarify please. Thanks.

Been staying in Pasir Gudang since last October until my project finishes in August. I'm from KL. Thinking of getting my piece of Johor/Iskandar/Nusajaya. I have 2 options as below :

The Raffles Suites

Location : Sutera Utama, Nusajaya (near Bukit Indah)
Type : Service Aprt. (700 sqft)
Price : 366K after all discount
Tenure : Freehold
Developer : Small timer
Other : Developer giving DIBS, free kitchen cabinet, built-in wardobe, 2 air conds, washing machine+dryer and fridge (Electrolux)
Status : Already launching
Demographics : Predominantly Chinese area, people working in JB, Skudai & S'pore

Taman Bukit Dahlia

Location : Pasir Gudang
Type : 20x70 terrace house
Price : 300++K (not yet launch)
Tenure : Leasehold
Developer : Johor Land Berhad
Other : not sure cos not yet launch, SA said previous launching give free legal, stamp duty, disbursement etc. (never DIBS)
Status : Launching next month.
Demographics : Predominantly Malay area (never found not even 1 Chinese soul here, people working in Pasir Gudang's many factories, shipyards, port etc.)
Note : Housing will be situated next to the newly opened KPJ Specialist Hospital Pasir Gudang.

So now, which one to choose. This is for investment purpose (unless I happen to be working in S'pore in the future).
I know most of the taikors here are KV based, same with me but still can give some insight right? Thanks.
