            <title>Ceiling Fan Installation due to Height Issues</title>

            <description>Hi All,&lt;br /&gt;&lt;br /&gt;Currently I am facing some headache due to having a low ceiling height of my house. From the plaster ceiling that I have clearance is only about 2.4m. To install a ceiling fan would be quite challenging as the length of the stem from the top to the blade level would be about 30cm.&lt;br /&gt;To install the fan at plaster ceiling level, the height would be about 2.1m which might be rather dangerous as it is pretty low.&lt;br /&gt;&lt;br /&gt;Now I am considering to install the Fan directly to the RC beam/slab. From the beam/slab to the plaster ceiling I probably have clearance of 30cm (for recessed housing for the lights). Meaning only a small portion of the stem will be exposed. &lt;br /&gt;However I understand that by such, the wind produced from the fan will be reduced due to the blades being about 10cm to 15cm from the plaster ceiling. &lt;br /&gt;For a reasonable clearance for fan blade to floor should be about 7ft meaning about 2.3m.&lt;br /&gt;&lt;br /&gt;Is this a good way to achieve the clearance with safety?&lt;br /&gt;I did consider using a stand fan but priority is still for the ceiling fan due to furniture layout.&lt;br /&gt;&lt;br /&gt;Please advise or if there are better way to connect the ceiling fan to provide safety clearance. &lt;br /&gt;I have attached a sketch for easier reference.&lt;br /&gt;&lt;br /&gt;Thanks.&lt;br /&gt;</description>

            <title>Fan and Aircon Layout Advise</title>

            <description>Hi All,&lt;br /&gt;&lt;br /&gt;I have done up a layout plan according to my furniture layout.&lt;br /&gt;However due to having double volume ceiling at some location, I am having some issues with the number of aircon placed.&lt;br /&gt;I have computed the BTU required and it seems that I do require quite massive HP units especially at my common hall.&lt;br /&gt;&lt;br /&gt;I have considered cassette type which can support up to 4HP but power consumption is pretty high then.&lt;br /&gt;&lt;br /&gt;Do advise.&lt;br /&gt;&lt;br /&gt;Thanks.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Regards,&lt;br /&gt;Brendon</description>

            <title>Renovation Cost - A General Discussion</title>

            <description>Hi All,&lt;br /&gt;&lt;br /&gt;I have been reading up on some forumers post with regards to renovation cost and it is truly engaging.&lt;br /&gt;&lt;br /&gt;I noticed that renovation for a unit cost ranges widely even for a similar size and similar scope of works.&lt;br /&gt;Perhaps it is in the materials that were used and type of workers.&lt;br /&gt;&lt;br /&gt;What is generally interesting is that most often we have blown the budget out of proportion during the factoring of the cost.&lt;br /&gt;What is generally the cause?&lt;br /&gt;Usually is it add on? (By contractors or ownself requirements?)&lt;br /&gt;Or perhaps due to contractors forgeting to include in quote?&lt;br /&gt;How can we minimise this? (Any suggestions?)&lt;br /&gt;&lt;br /&gt;The more extensive the renovation, the more items not captured is that correct?&lt;br /&gt;Yes rule of thumb by some forumers have pointed out that its 20-30% of purchase price.&lt;br /&gt;So if one purchase a 1 mil unit, the renovation cost is 200k - 300k so to speak, but what can that amount deliver?&lt;br /&gt;I look thru some renovation by forumers and noted that for that sum, we are looking at some serious extension.&lt;br /&gt;I guess only by comparing between contractors and knowing clearly what you want and doing some homework can we be prepared the budget almost accurately and not overshot.&lt;br /&gt;&lt;br /&gt;</description>

            <title>Need an estimate for Renovation Cost and Duration</title>

            <description>Hi All,&lt;br /&gt;&lt;br /&gt;Need some help to enquire on the works and duration required for the works.&lt;br /&gt;&lt;br /&gt;Probably need to repull some wires/telco/TV/aircon points.&lt;br /&gt;As well as some additional water outlets.&lt;br /&gt;&lt;br /&gt;Any kind souls can help me to estimate the cost required for the works as attached?&lt;br /&gt;&lt;br /&gt;Any ideas to share as well?&lt;br /&gt;&lt;br /&gt;Thank you.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Regards,&lt;br /&gt;Brendon</description>
