Renovation Diary for D.S. Terrace

Hi all,

My G.F. and I decided to get prepared to step into a new phase of our life. So we joined name to purchase our future “Nest” at Kajang / Semenyih area. It's a new township which is still under development and for our unit, we have received the key in mid of January 2016.

It is a 22’ x 75’ intermediate double storey terrace house with a built up area of 2101 ft2 and remaining +-5ft land at the back. Our plan is to extend the remaining land to its full to serve as wet kitchen and also laundry area. Other than that, no other things inside the unit except wiring will be touched.

Been reading through numerous threads on renovation diary of other Sifus and thinking of sharing my own now. Well, rather than saying it as “Sharing”, it should be more onto getting some feedbacks, recommendations & suggestions on our plans from all Sifus to help us improve our ideas or to made up our mind on certain things.

Due to budget constraint, we decided to do our renovation step by step, we don’t mind spending extra time and effort for what we want as we are not rushed to move in too. We will be separating the process into 2 different phases:-

PHASE 1 – WET WORKS
Kitchen extension into the remaining land at back.
-	Structural work (foundation, column, beam & RC counter top)
-	Architectural work (brickwall, doors, windows, floor & wall finishes and roof)
-	Plumbing work for extended area
-	Doors & windows

Electrical works
-	Wiring for additional light points, fan points, a/c points, socket points and wiring of future alarm system
-	installation of all lightings, fans and a/c.

Plaster ceiling at ground floor area

Grille for all windows & doors.

Painting works

PHASE 2 – BUILT IN CABINET & FURNISHING
Built-in Cabinet Works
-	Dry kitchen cabinet
-	Wet kitchen cabinet (RC counter top by Kitchen extension contractor, carcass & doors only)
-	Master Bedroom Wardrobe

Furnishing
This part is going to take forever as we plan to furnish up the house part by part when we have extra “juice”. Maybe this year we will be buying furniture for master bedroom, next year living room next next year baby’s/kid’s room (when we plan to have 1) and so on.

Alright, enough for all the old man’s nagging and let’s start with some picture and layout of the original unit and the layout for what we plan to do.

[attachmentid=8219317]
Front View

[attachmentid=8219320]
Back View, this picture was taken for me to submit in my defect list. Don't have a picture that is showing the full back view, sorry.

[attachmentid=8219334]

[attachmentid=8219348]
[attachmentid=8219347]
Original Layout

[attachmentid=8219298]
The extension layout

[attachmentid=8219273]
The lighting layout that we plan to have

Called 3 quotation for my wet work and at the end confirmed with a guy name Leong. He has commenced his work back on 7th of November 2016. At the time I started this topic (6th December 2016), he has completed all structural works (except ground slab), brickworks and plastering works. But thanks to the slow response owner (Me of course ), he has to stop his work back on 30th November and wait for me to confirm the following:-

-	Electrical guy. After confirm, also need to wait for this guy to complete his works.
-	Rear entrance door.
-	The sink opening and built-in hob opening for concrete top.

Luckily, the 2nd and 3rd items have been confirmed now. For 1st item, called 2 quotation for comparison, 1 of them is recommended by Leong name Mr Choo but we did not use him because of the price. So we confirmed with another guy name Kelvin but still pending for him to start his works.

For Alarm and Autogate, only called 1 guy (Winson, highly recommended by Low Yat Forumers) for quotation and has a gut feeling that his price is quite reasonable so straight away confirmed with him and he had completed his wiring works back on 29th November.

Shopping List

Kitchen Sink – bought a 1.2mm thick stainless steel single drainer sink from TaoBao back in June I think. Can’t really recall the details of it but the quality is quite satisfying. And it only cost around RM400 including shipping because I was using EZBuy trial prime membership, where the delivery charges for all prime eligible items is only RM8.80 per shipment regardless of quantity, size and weight of your items. Forgotten to take some pictures before i deliver it to the site. Sorry. Will upload some pictures after Leong installed it.

Kitchen Sink Tap – bought from DeParamax at Bandar Puteri Puchong at RM260.00 with a guy name Carson. Compared the price with Ga Hing Sg Long which quoted me around RM450 even though I bought around RM2,900.00 tiles from them.
[attachmentid=8219394]
[attachmentid=8219397]

Water Tap, Hand Bidet and Floor Trap – again ordered from TaoBao via EZBuy on 11th November, this time using their “Buy For Me” service. Worst online shopping experience I ever had so far. All items still lying in their China warehouse after almost 1 month. And this time I swear to myself that it will surely be the last time I use their service. I told myself about this since the last purchase. LOL. Hopefully the floor traps can reach me before Leong need it.

Floor, wall and counter top tiles – ordered from Ga Hing Sg Long. Hopefully the quantity I ordered is enough. Still quite worry even though I had measured the quantity before I ordered. Other than that, also bought 4 pieces of existing floor tile and 35 pieces of existing wall tiles for dry kitchen from the contractor of this development to be used for damaged tiles during renovation.

Kitchen Hood & Hob – ordered from DeParamax at Bandar Puteri Puchong as well. The hood is Teka DHS-90.1, RM1342 and Hob is Rinnai RB-9312-G, RM1,160. Will be delivered to us after 2 weeks which is around 20 December. Will upload some pictures when items received.

Water Heater – ordered from DeParamax as well together with Kitchen Hood & Hob. Rinnai REI-A360DP-R-WS (c/w rain shower with DC pump, claimed to be silent pump) at RM699 and Rinnai REI-A360AP-WW (w/o rain shower with louder pump but stronger power) at RM399.

Aluminium Sliding door – to separate dry and wet kitchen. Still searching for it. Asked Reliance Home and they quoted me RM1,000 sharp for a door with size 900mm x 2100mm. Thinking of going around the town and try to get a few more quotation from small aluminium & glazing work supplier and see if they are able to give us a more competitive price or not if we ask them to supply for the bathroom mirror as well.

Switches & socket – planning to go for Schneider Pieno for all switches and Vivace for all socket.

All lightings and fans – plan to get all these from Houses Lighting.

Air-Conditioner – Not yet start the shopping, anywhere to get it cheap? Considering either Daikin or Acson.

Paints – Same with Air-Cond, any recommended shop?

Status log:

7th November 2016, wet work contractor (Leong) commenced work
[attachmentid=8219386]

9th November 2016, pad footing done, casting ground beam
[attachmentid=8219398]
[attachmentid=8219406]
[attachmentid=8219411]

12th November 2016, column done, laying bricks and casting for window & door lintel and hood.
[attachmentid=8219412]
[attachmentid=8219423]

17th November 2016, roof slab casted, pending for curing of concrete before they start with waterproofing works
[attachmentid=8219425]
[attachmentid=8219429]

23th November 2016, water proofing work for roof slab and internal plastering done, doing water ponding test and plumbing works. The worker also helped apply rendering for internal areas that without tiles.
[attachmentid=8219438]
[attachmentid=8219440]
[attachmentid=8219448]

24th November 2016, commence external plastering works
[attachmentid=8219450]

29th November 2016, confirmed the Alarm Guy (Winson) over the weekend and commenced their works on 29th November, quite surprised that all the cabling works are almost complete when visited the site on that day. But leaving quite a mess for me to clean up.
[attachmentid=8219453]
[attachmentid=8219454]
[attachmentid=8219460]

2nd December 2016, meeting up with Grille Guy (Mr Tam, Mr Bee or Ah Keong’s “Ma Zhai”) and Ceiling Guy (Ah Zhai)

3rd December 2016, ordered Kitchen Hood and Hob and 2 units of Rinnai water heater from DeParamax at Bandar Puteri Puchong

5th December 2016, ordered tiles from Ga Hing Sg Long and Security Door for my rear entrance from Top Security.

6th December 2016, clarified with Kelvin and confirmed, target to commence works latest by 8th December.

Will update regularly whenever I visited the site or go for shopping. Thank you. And sorry for the very long gas-ed post.

Monitor turns black, no response no matter what.

Hi all Sifus,

I have a desktop unit bought in year 2008/2009. I don't know the detail spec of the desktop as I'm not an expert in computer. What I know about the spec is the following:-
1. Intel Quad Core
2. Intel Mother board (lowest spec at that time)
3. Asus Dark Knight (AMD, 6000 Series, forgotten)
4. 2gb ram.

Few years back, the monitor randomly turns black and no matter what I press or click it will not give any response even if I press on the restart button. The only thing I can do is to switch off the power socket and sometimes, it might back to normal when I turn it on again, and sometimes the problem continue. May I know what might be the problem of this? Before this I've sent it to numerous computer shop and all they do is run through some checking on my hardware and says nth wrong with them, then jz help me to reformat and ask me to pay for the reformat but then the problem still exist . Previously I changed the ram and it was functioning for few months but after that the problem came b until I got so fed up and bought a new laptop . Recently thinking of repair it and leave it at hometown so that I don't have to carry my laptop b avtime when I wanna go b to hometown. Is there any1 with same experience can advise me on what to do with it? Should I jz change the mother board n the graphic card n the ram n c if this will solve the problem? Or there is some other thing that is causing this problem? Any feedback or help is very much appreciated.
