            <title>CAN GET VALUATION REPORT BEFORE SIGN OFFER LETTER?</title>

            <description>&lt;b&gt;Dear sifus,&lt;br /&gt;&lt;br /&gt;Is that possible to ask bank to perform valuation and show valuation report before I accept the Loan Offer Letter?&lt;br /&gt;&lt;br /&gt;I&amp;#39;m buying a subsale home priced about Rm550K. Banker claims can get me 90% loan based on my profile and property value.&lt;br /&gt;&lt;br /&gt;I afraid the margin may get cut off to 85% or 80% after I accept the Loan Offer and after I sign the S &amp;amp; P with the seller. If that going to happen It will not be possible for me to raise the difference which may go up to 50K.&lt;br /&gt;&lt;br /&gt;I&amp;#39;m trying to avoid the situation where some of the forummers have gone through in buying subsale property where Margin of Finance got chopped off upon release of Valuation Report and after accepting the Offer Letter.&lt;br /&gt;&lt;br /&gt;This is my first property.&lt;br /&gt;&lt;br /&gt;Currently not servicing any loan.&lt;br /&gt;&lt;br /&gt;What would be the best approach to avoid the foreseen problem?&lt;br /&gt;&lt;br /&gt;Please advise..&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;P/s: I have placed 3% Earnest deposit with the Agency.             <title>How come property agent can &amp;quot;HELP&amp;quot; us get loan?</title>

            <description>Guys,&lt;br /&gt;&lt;br /&gt;In areas where the SUBSALE PROPERTY prices are inflated such us Puchong, property agents always claim the selling price can meet the bank valuation.&lt;br /&gt;&lt;br /&gt;I have tried buying before.&lt;br /&gt;&lt;br /&gt;Before making payment I tried check valuation in few banks say Bank A, Bank B, Bank C&lt;br /&gt;&lt;br /&gt;and Bank A, Bank B, Bank C always give me valuation lower thn the asking price eventhough I tried to defend the property with respct to its location and renovation done.&lt;br /&gt;&lt;br /&gt;But it is funny the property agents will recommend his &lt;b&gt;banker friend &lt;/b&gt;to call us and say they can help us to get the 90% loan and meet the valuation where they are also from Bank A, Bank B, Bank C.&lt;br /&gt;&lt;br /&gt;Is this a joint venture to make me take the loan and they can cut off the MARGIN OF FINANCE after I sign the S&amp;amp;P?&lt;br /&gt;&lt;br /&gt;How come &lt;b&gt;agent&amp;#39;s banker friend &lt;/b&gt;always can get me the valaution which cant be done by the bank officer working in branches?&lt;br /&gt;&lt;br /&gt;Please share...</description>
