Qaseh 1 Bandar Kinrara

Hi All,

What do you think of the new project of Qaseh 1 Semi dees? Launched end 2017 and handing over in end 2019. Compared to Qaseh 2, standard unit prices are higher by about 15% but built up is smaller by 15%. So smaller BU but higher prices. Land size is the same. Launching time is 2018 vs 2014/2013. But compared to other semi dees new projects in BK and Bkt Jalil, Qaseh 1 seems cheaper or reasonable.

Another comparison is buying new vs subsale. The subsale semi dees (4-5 years old onwards but never been occupied yet) in BK has dropped to very attractive level. Easily 20-30% discount to those newly launched. We are looking only for those unoccupied units.

Would like to see what the opinions of the sifus here. Thanks!

rgds,
Chris

High-End Condos near KLCC

Hello All,

I noticed that the prices of the secondary market for condos near KLCC are not that high relatively to those in other areas. For example, My Habitat is asking for about 900psf (1A Stoner - RM677 psf and Idaman Residence - 800psf) vs. 800-1000psf in PJ or subang or even Puchong prime area. Of course they are some who asking 1200 psf and above in KLCC areas too. what are the main differences?

Is that the current trend or market slowing down for those condos in KLCC areas?

any good recommendation for those condos near KLCC for long term investment - with good yields?

Thanks.

Hello All,

With the residential properties' prices skyrocketing, how are the commercial properties doing especially retail shoplots? I could be wrong but it seems the retail shoplots prices have not increased as much as those of residential.

Any good suggestions - for good yields retail shoplots especially in PJ or more matured areas? I am looking for those with good yields while offerring capital appreciation over mid to long term. Am looking at this as a "retirement fund".

Any good website or discussion forum on commercial props?

Thanks.

rgds,
Chris
