            <description>The proposed Kuala Lumpur-Klang Bus Rapid Transit (BRT) is well received by the market, judging by the interest shown following an invitation by the Land Public Transport Commission (SPAD).&lt;br /&gt;&lt;br /&gt;At the close of bidding on Tuesday, five proposals were received following SPAD’s request for proposal (RFP) issued on Jan 1 for ideas to optimise the project spanning 34km with 25 stations.&lt;br /&gt;&lt;br /&gt;The RFP exercise is open to all bidders registered in Malaysia with experience in transit or infrastructure projects, with the scope of the RFP including planning, designing, financing, constructing, operating, maintaining and even upgrading the BRT line.&lt;br /&gt;&lt;br /&gt;Apart from speeding up travel between Kuala Lumpur and Klang, the BRT will be integrated with the LRT, MRT and KTM Komuter lines and bus terminals.&lt;br /&gt;&lt;br /&gt;The KL-Klang BRT line is the most important corridor from the 12 BRT corridors identified under the Klang Valley BRT Feasibility Study as it fills important gaps in the existing public transport network while providing a direct connection between two highly developed areas.&lt;br /&gt;&lt;br /&gt;The project is designed to cut the journey time from Klang to Kuala Lumpur from 70 minutes to 40 minutes through dedicated bus lanes mostly running along the Federal Highway.&lt;br /&gt;&lt;br /&gt;According to current projections, the BRT project is expected to serve some 1.9 million people, with a forecasted daily ridership of over 400,000.&lt;br /&gt;&lt;br /&gt;“We are encouraged by the interest and submissions from the market,” said Mohd Azharuddin Mat Sah, CEO of SPAD.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Read more at &lt;a href='http://www.thestar.com.my/news/nation/2017/05/07/good-response-to-klklang-bus-line-proposal/#l8sdfxvrzB4BRr3t.99' target='_blank'&gt;http://www.thestar.com.my/news/nation/2017...fxvrzB4BRr3t.99&lt;/a&gt;</description>

            <title>KL Luxury Price Growth Waning</title>

            <description>Kuala Lumpur’s luxury residential property market is experiencing a slowdown in price growth, giving rise to the suspicion it may have reached a plateau as it has grown by only 0.7% over the last 12 months.&lt;br /&gt;&lt;br /&gt;What is worrying is that regional cities are also facing a slowdown in the price growth of high-end residential property, and in some cases – as in Singapore and Hong Kong – have chalked up negative figures.&lt;br /&gt;&lt;br /&gt;Knight Frank Asia-Pacific, on its Prime Global Cities Index which tracks the movement in luxury residential prices across 33 cities, says growth in the third quarter of this year has been by a mere 0.2%. This has been the weakest performance in two years, according to the consultancy’s residential research partner Kate Everett-Allen.&lt;br /&gt;&lt;br /&gt;Kuala Lumpur fared marginally better, having at 0.7% seen a growth of less than 1% over the 12 months from September last year to September this year.             <title>Home prices in Johor slide in second quarter</title>

            <description>Home prices in Johor state, which takes in the huge Iskandar development zone, dipped in the second quarter for the first time in more than two years.&lt;br /&gt;&lt;br /&gt;Prices of high-rise units - which have sprung up in large numbers recently in Iskandar - tumbled 13.5 per cent from the first quarter.&lt;br /&gt;&lt;br /&gt;The figures are from Johor&amp;#39;s House Price Index (HPI) in a recent Maybank IB Research report.&lt;br /&gt;&lt;br /&gt;It showed that the overall index fell 1.6 per cent quarter on quarter - though it was still up 4.6 per cent from the second quarter last year.&lt;br /&gt;&lt;br /&gt;The slide has been caused by the Malaysian government&amp;#39;s cooling measures from January, said analyst Wong Wei Sum of Maybank IB Research.&lt;br /&gt;&lt;br /&gt;The raising of the minimum price of property that can be bought by foreigners - from RM500,000 (S&amp;#036;195,000) to RM1 million - since May has hit demand as well, Mr Wong told The Straits Times.&lt;br /&gt;&lt;br /&gt;Still, property consultants noted that while prices of newer projects are falling, secondary market prices remain robust.&lt;br /&gt;&lt;br /&gt;Prices in newer developed estates have run up to an unsustainable level, leading to a large price difference between older and newer areas, they said.&lt;br /&gt;&lt;br /&gt;&amp;quot;Prices of properties launched up till 10 years ago have been gradually rising over the past 10 years,&amp;quot; said Mr V. Sivadas, executive director of PA International Property Consultants.&lt;br /&gt;&lt;br /&gt;&amp;quot;But in Iskandar in the last five to 10 years, developers&amp;#39; pricing has shot through the roof.&amp;quot;&lt;br /&gt;&lt;br /&gt;Developers have been hiking prices &amp;quot;indiscriminately&amp;quot; in response to changes in the minimum value for property purchases by foreigners, Mr Sivadas added.&lt;br /&gt;&lt;br /&gt;&amp;quot;The developers&amp;#39; market will eventually find its own level. If developers can&amp;#39;t sell, they will have to be more innovative in marketing strategies or adjust pricing.&amp;quot;&lt;br /&gt;&lt;br /&gt;Demand for recent property launches has been softer than from the second half of 2012 to the first half of 2013, Mr Wong noted.&lt;br /&gt;&lt;br /&gt;For example, by the end of September, the first phase of Guangzhou R&amp;amp;F&amp;#39;s Princess Cove received about 46 per cent bookings for its 1,488 apartment units which were launched at the end of July. Half of its 79 retail lots were booked. IOI City Mall is expected to come in next year.&lt;br /&gt;&lt;br /&gt;Correction for the author to note: Sunway Pyramid Phase 3, Sunway Velocity and Capsquare won&amp;#39;t be ready until 2015 while IOI City Mall will be opening its doors in 1 month (2014). &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;PETALING JAYA: The Klang Valley will see the entry of new shopping malls this year while others will go through a makeover that will add more space to the the retail property segment.&lt;br /&gt;&lt;br /&gt;Property consultant CH Williams Talhar &amp;amp; Wong Sdn Bhd managing director Foo Gee Jen, in a report, noted that this segment of the market could expect steady growth, as seven new malls and five refurbishments, with a total estimated net lettable area of five million sq ft, were completed by this year in the Klang Valley.&lt;br /&gt;&lt;br /&gt;“Should these malls be completed as scheduled, the total cumulative supply as of 2014 will register at about 49 million sq ft of net lettable area.&lt;br /&gt;&lt;br /&gt;“As most of the malls have pre-leased their retail space, it is envisaged that the overall retail sector will continue to remain strong in terms of occupancy and take-up, whilst rental levels are expected to remain the same,” he said.&lt;br /&gt;&lt;br /&gt;Foo pointed out that consumer spending in the country remained strong.&lt;br /&gt;&lt;br /&gt;“Shopping is a past-time for Malaysians,” he said. Citing a survey, Foo claimed that at least 20% of the urban population in Malaysia spent their weekends in shopping malls.&lt;br /&gt;&lt;br /&gt;“Going forward, I think people may be a bit more cautious, in light of the rising cost of living. IOI City Mall is expected to come in next year.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Artist impression of linkage betweenNu Sentral and Kl Sentral monorail station&lt;br /&gt;&lt;br /&gt;RHB Research expected consumer spending to continue to grow due to high savings, low unemployment and higher tourist arrivals in conjunction with VMY 2014, albeit at a moderate 6% pace in 2014, after the relatively strong 7.2% expansion projected for 2013.&lt;br /&gt;&lt;br /&gt;“We expect to see consumers spend prudently, as they keep consumption within their budgets amid high household debt and the 14.9% increase in power tariff effective Jan 1.”&lt;br /&gt;&lt;br /&gt;Alliance Researchchief economist Manokaran Mottain expected a rise in inflation in the first quarter of the year due to the increase in spending during the Chinese New Year period.&lt;br /&gt;&lt;br /&gt;“During the festive season, there is often more demand than supply and inflation will spike,” he said, adding that the full impact of the VMY 2014 campaign would only be felt towards the middle of the year.&lt;br /&gt;&lt;br /&gt;“This is because most tourists tend to come during the summer period, which is from the middle of the year onwards.”&lt;br /&gt;&lt;br /&gt;Malaysian Association for Shopping and Highrise Complex Management past president Richard Chan said there was still good demand for shopping mall space, adding that rental rates were “not going down”.&lt;br /&gt;&lt;br /&gt;“Shopping malls in city centres especially are charging three-figure-per-sq-ft rental rates. Why? Because the demand is there&amp;#33; But the important question is whether the supply is meeting the right demand.&lt;br /&gt;&lt;br /&gt;“For the mall managers, if you’ve done your research, then it should be no problem. But some developers don’t do this and the whole thing fails&amp;#33; Today, managing a mall is not just about managing property - it’s about managing a business.”&lt;br /&gt;&lt;br /&gt;Chan added that consumers are likely to be a bit more frugal with their spending habits due to the rising cost of living.&lt;br /&gt;&lt;br /&gt;“People might scale back on big-ticket items such as cars and property. But even then, some apartments are still selling well. Why?
