Rental market in KL is pathetic. At current prices I am wondering if they can support yields that can even cover bank interests. For it to improve an expat community is needed. For those who think that the expats population will soar, is it really going to be possible?

With poor rental, owners who bought just for capital gain will be holding these properties as empty units waiting for the right opportunity. As they are not cash generators, the chances for owners to default on maintenance fees increase and this often is aggravated by the fact that the owners are foreigners. Once these defaults increase, management offices become handicapped and start having to compromise on maintenance and premises end up getting dilapidated and tthus following the footsteps of so many Malaysian condos.

Malaysian Ringgit has been in perpetual decline especially the last month. So with the value of the property dropping in the buyer's home currency and difficulty to get rental tenants, it could be an overall painful experience for the foreign buyer.

In summary, these are the points that make properties in KL a mere 1/4 the price that in Singapore/Hong Kong. The govt is indeed addressing connectivity but a lot more needs addressing for KL to really have a sustainable property market. In the mean time, it is a bubble that is growing in size very rapidly as it is driven only by speculation and not real demand.

Bubble pecah....All the buyer will suffer..Malaysian economy will also collapse..

Stop buying condo liao...according to a senior banker,the price for KL condo is extremely on high side....the bubble will burst soon..supply more than demand,

700k condo in KL for sale since january 2013..as of today, the house is unsold..
