LAD for common area

Anybody have any experience of claiming back LAD for common area (for newly completed condo)?

The admin person from my developer has shown me a calculation that they will pay me the LAD for the unit. But when I enquire about the LAD for common area, she said she is not in a position to answer me and ask me to write to their GM.

Did any of you try to claim the LAD for common area before?

Risk of lawyers running away with money?

Say in a subsale property transaction involving cash buy, for the balance purchase price of 90%, the cheque is issued to purchaser's laywer, seller's lawyer or seller?

If the 90% is issued to either lawyer, will there be a risk the lawyer close the firm, declare bankruptcy and run away with the money?

What if the 90% is issued to seller's name? Is that safer or is there any other risk?

To start of, I'm seeking insights and opinion purely from an investment / capital preservation point of view. I've maybe visited the place twice before but I'm nowhere familiar of its surroundings and convenience to amenities.

I would consider putting my money here if I can find:

20' x 70' 550-600k
22' x 75' 600-650k
24' x 75' 650-700k

1. Which is the most organise and appealing between Putra 2, 8, 9, 10?
2. Is it difficult to secure tenant (asking rate between RM1.4 - 1.9k)?
3. What is the catchment of tenant profile (place of work, industry, etc)?
4. Any opinion of its upside potential or lack thereof?

Hi, i need a contractor to mend a hole in my wall. Tv cabinet guys punctured my air con pipes and now the hole needs to be fixed. I will supply the paint but i got no cement. Any contractor near puchong can help? Kindly pm me.

Hi,

I cancelled all numbers with Maxis Postpaid on 10 June 2015.

The outstanding balance is RM69.25 but I have a deposit with Maxis of RM150.

I remembered the Maxis staff told me that the deposit will contra off with the outstanding balance and I will receive the balance via cheque in 1 - 1.5 months.

I'm still receiving statement now and have not receive the cheque.

Could you please check?
