            <title>Three Choices : Which is the best to invest?</title>

            <description>Hye everyone. Need sifu, experts and anyone advices as well.&lt;br /&gt;&lt;br /&gt;As title shown, I&amp;#39;m currently in the middle of thinking which of the three choices below are the best. A bit of my background :&lt;br /&gt;- This is my first property to buy&lt;br /&gt;- Wanna buy for the sake of investing or renting them out&lt;br /&gt;- Last check with bank : they say me can apply loan up to RM350k&lt;br /&gt;- Currently working in Kuala Lumpur but origin from Terengganu : so I&amp;#39;m currently renting in here&lt;br /&gt;- A very novice person in this property market&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Basically these are the choices :&lt;br /&gt;&lt;br /&gt;1. New rumah teres in Gong Badak, Kuala Terengganu budget RM210k (expected to siap on 2015) : located at area where there are two local universities and a &amp;quot;work in progress&amp;quot; hospital as well. Expected to be a very big area in KT within next 1 or 2 years. &lt;br /&gt;&lt;br /&gt;2. Subsale apartment in areas located near to LRT in the middle of KL like Bandar Tasik Permaisuri, Bandar Tasik Selatan, Pandan Indah, Cheras - RM250k and below&lt;br /&gt;&lt;br /&gt;3. Condo atau service apartment in satellite areas outside of KL like Bangi, Kajang, Puchong, Selayang etc.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Based on my rough research, quite a number suggest for the second choice but at the same time, I think the 1st one gonna be good as well. Hence your advices are really appreciated.             <title>My 1st Car : With budget only RM50k : You think?</title>

            <description>Hye everyone&lt;br /&gt;I&amp;#39;m a fresh graduate who just start working with an audit firm in Kuala Lumpur few months ago.&lt;br /&gt;Before this, I travel to my office; which located quite far from my house; by fully using public transports.&lt;br /&gt;Since it&amp;#39;s normal for an audit firm employee to stay back late, I&amp;#39;m planning to get myself a new car within next month.&lt;br /&gt;&lt;br /&gt;Since this is my first car, I just put a budget of &lt;b&gt;RM53k max&lt;/b&gt; - much appreciated if it&amp;#39;s not over the budget at all.&lt;br /&gt;I already did my own research - going through quite a number of forums and websites.&lt;br /&gt;And as a result, I came out with the shortlists below :&lt;br /&gt;&lt;b&gt;1. Myvi EZi 1.3 RM50k&lt;br /&gt;2. Persona 1.6 RM51k&lt;br /&gt;3. Saga FLX 1.6 RM49k&lt;br /&gt;4. Any other opinion?&lt;br /&gt;&lt;/b&gt;&lt;br /&gt;Since I&amp;#39;m a new comer in this area, it&amp;#39;s much appreciated if any sifus or users of the cars above to share their experience and advise.&lt;br /&gt;Oh ya, just a little bit of myself and how I&amp;#39;m using a car :&lt;br /&gt;1. I&amp;#39;m planning to use the car for daily travel in town (KL) and sometimes might use it for long travel (going back to hometown in Kuala Terengganu if there is long holidays like CNY, Hari Raya)&lt;br /&gt;2. I&amp;#39;m quite a rough driver - hence I like the car yang paling tahan.&lt;br /&gt;3. FC and having a big boot is not my main priority but it&amp;#39;s good and great to have that.&lt;br /&gt;4. It&amp;#39;s my first car - probably on selling them back in the next 5 or 6 years; or maybe earlier.&lt;br /&gt;5. Getting married maybe within next 2 or 3 years.&lt;br /&gt;6.
