How to not affect the quota in joint ownership

Me and my fiance is looking for our first property.
With my current financial condition, i should able to get the home loan pass, but after paying monthly installment, i have not much free cash on hand which is quite worrying
So we decided to split the installment in 6:4 ratio.

I am newbie in property, Guru2 said joint housing loan or ownership will make either party lose a title as first home buyer and subsequently lose some of the benifits.
In this case, im thinking is there any black and white i can do which agreed that this property owned by both of us with the mentioned ratio, but not adding my fiance name into the loan / house ownership?

Another noob question from me - how to define first home buyer? a guy without any housing loan or without any name on a property (I assume we can joint name on ownership but not joint loan?) ?

I just upgraded the braodband to Unifi for my mum in hometown.

Last night was heavy rain so my mum unplug the modem and router.
This morning when she plugged it back, the covr dont have LED, cant make phone call and connect to network as well.

I then raised the issue to TM and they sent team of technician to my home. Then they did some configuration and told my mummy try to avoid power off the modem, it causing the setting gone ?!?!?!
Can anyone tell me WTH is this

BTW big thumbs up to TM...
I raised the concern via unifi.com.my and they sent the team within 2 hours

Is this oil leaking or just residue on absorber

The technician told me one of my rear absorber leaking, he advise me to change it

I wonder is this a real leaking or just some oil residue??

Need help on Streamyx port forward

Hi all, I am working an academic project with raspberry pi currently and wish to connect SSH as well as the hosted webpage from outside the local network. I have try to do port forward but the port remain close after many attempts.

Please assist or amend my incorrect step, thanks!!

The following is my setup on router and TM modem

Modem: Innatech W7100N

I will do a smart home project based on raspberry pi and arduino (manipulates sensors).
I planning to have dual access method for my control system which are via web server(in Raspi) and via GSM (SMS).
