TV box for China drama and news channel

Looking for a tv box with China drama and news channels
Taiwan and HK is a plus.

I don't mind to pay reasonable annual fees but don't want those going busted and cannot watch after 3 months. Any recommendations ?

I don't use a 4K TV so not necessarily for me to get the super good HD tvbox.

Is Declaration of Gift compulsory?(3rd party loan)

My father and I jointly applied for loan. The house ownership is under my father's name.

If I do not want any share/interest/ownership/rights of the house, but I was told by the bank and lawyer that, it is compulsory for the house owner to sign a Declaration of Gift (to give me half of rights of the property), under Bank Negara rule. According to them, it applies to both conventional and Islamic loan.

Is this true? Can any kind soul and gousao who encounter similar situation can advise....
I just feel that it is weird to force someone to give house rights to someone else.

It is near to high tension cables. And surrounding existing amenities and other apartments are quite old.
