Rental income declaration

Per my understanding, when filing for rental income during our annual income tax filing, net rental income needs to be declared by deducting:

- Assessment tax
- Quit rent
- Property repairs
- Fire insurance
- Rent collection fee
- Rent renewal fee
- Interest on home loans
- Maintenance fee (strata properties)

Anyone has any idea how 'interest on home loans' are being calculated? Since the first 10 years or so, most of our mortgage repayment goes to paying only interest rather than the principal amount.

Any guidance where can we get this amount?

BMW Advanced Car Eye 2.0

I'm seeking for genuine review from those who have used BMW's Advanced Car Eye2.0

I've read a lot of mixed review in regards to this dashcam, so I would like to get some feedback from those who have used it.

-Video quality compared to mainstream dashcam like 70mai?
-Any GPS in the module, eg: speed & coordinate display?
-Video playback / parking surveillance, any good?
-Long term reliability & lifespan
-Smartphone connectivity, can it be easily connected to smartphone to download recordings?
-Any other comments?

The unit is coming with the car but I'm just wondering if I should request for something else instead if it's not useful.

Question to BMW owners

I was told regardless where I buy my car from, I can get it serviced at any dealership eg Wheelcorp Premium / Ingress Auto / Auto Bavaria, just need to get my sales advisor to submit the necessary details to the respective dealership and it will be a one off process.

Eg, buy at Ingress Auto, service at Auto Bavaria.

However I'm wondering if there's any cons to it. Anyone has any experience, mind sharing?

Short term vs long term rental, SOHO

I have a SOHO / SOVO nearby Gleneagles KL, taking VP around Q3 this year.

I'm in dilemma should I rent it out long term / short term. Below are my considerations:

Short Term Rental
-Managed by third party, basically no need to deal with tenants
-Higher upfront cost to fully furnish, have to follow renovation standard set by third party (Around RM30K)
-Higher rental yield, projected RM1,600 - RM2,300 depending on occupancy rate. Should average around RM2K after deducting all operation costs and profit sharing
-Leverage on medical tourism, opening borders, optimistic to fetch > RM2K profit a month

Long Term Rental
-Get a tenant via an agent / direct deal with tenant, the traditional way
-Lower upfront cost to fully furnish to fully furnish (Around RM16K)
-Lower rental yield, estimated RM1,200 - RM1,300
-Tenancy management needed, eg: tenant from hell

Any sharing is greatly appreciated, especially those who have experience renting their property out on short term basis

Should I rent out unfurnished or furnished?

Hi guys,

I'll be getting the keys of my 3 bedroom condominium in the coming months and I'm in dilemma should I rent it out unfurnished, partially furnished or fully furnished?

What are the pros and cons of each of the options?

More info, property is 900+ sq ft, 3 bedrooms, 2 washrooms, close proximity to mid valley

I did a brief estimation and calculation, partially and fully furnished does increase the rental yield but at the same time I'll need around 30 months to recoup my capital.

I've heard and seen many cases where the accident victim got rejected at the traffic police station, with the police station stating the area of accident is not under their jurisdiction.

Fast food chain hourly wage

Anyone have access / information on fast food chain (eg: Mcdonalds / KFC / Dominos / Texas Chicken) hourly wage in today's standard?

Back in 2008/2009, Fast food chain worker with only SPM certification gets paid RM4.5 hourly wage.

Wonder how much has it grown, or stagnanted?

Looking for a car, budget below 55k

Below are the criteria:
- Something special and not commonly seen on the road
- At least 2 airbags with stability control
- Any body type will do (Sedan / hatch)
- Nice interior is a plus
- Ease of maintenance not a must
- Good reliability is a plus but not a must
- Preferably 2016 or newer
- Below 55k budget
- 99% city drive and commute alone

I have shortlisted 2 cars:
1. Peugeot 208 puretech 1.2 turbo 2018 or newer - I'm sure someone would mention about the reliability and maintenance costs. I'm fully aware of this and I have found a reliable & trusted workshop which is also near to my place. For under 50k I'm able to get a low mileage and less than 3 years old car which is a plus. The 6 speed auto and punchy little turbo engine is also quite interesting.
2. Mazda 2 hatch / sedan 1.5 2016 - Quite reliable overall, no turbo, no dual clutch and stuff. Nice interior too but overall pricier and cars are generally around 5 years old with > 50k mileage. However only comes with 2 airbags which is a minus.

The car will be used by a lady driver with almost non existent driving experience, hence a small car will be appreciated.

UPDATE 27 OCT 2021

After lots of deliberation, viewing used cars, visiting showrooms, pros cons analysis and stuff, we have placed a booking for the facelift myvi last week. No spec decided yet (Heard there's going to be1.3G, 1.5X, 1.5H, 1.5AV), but most probably going for something around 1.5H. Will wait till the specs are out.

Was promised by SA able to get car before 2021 ends. Keeping fingers crossed.

Hello guys, I have very limited knowledge on TV and just wanted to upgrade the current 40" plasma TV to something new for my wife. Need some recommendations, below are my criteria:

Budget: RM2000 - RM2500
Size: 55" or above. Wife wants a bigger TV, that's it
Resolution: 4k? I think that's the standard for 55" LED TVs.
HDMI: Need 3 at least
Brand: Prefer established brand like LG / Sharp / Samsung etc.

Upgrading my home broadband

I'm currently on 30mbps Maxis fixed home broadband and paying RM89 per month and just passed the 24 months fixed contract.

Recently Maxis called and offered an upgrade to 100mbps for only RM20 extra for the first year. However they said since they will upgrade my router hence will bound me for another 2 years contract, which in other words first year RM109 second year RM129.

I only have 2 person in the household, no gaming, only video streaming & casual internet browsing. Worth upgrading? Any better options out there?
