            <title>DIsbursement more than 3 months, advice needed&amp;#33;</title>

            <description>Signed the SPA for my first house in September, in the SPA there&amp;#39;s a clause that I shall pay the balance sum within 3 month with 1 month extension. extension comes with 10% interest p.a. &lt;br /&gt;&lt;br /&gt;Are there any way that I can avoid paying the 10% interest since it is not my fault that the loan disbursement is taking so long (I have yet to find out why it is taking so long since it is a freehold property).&lt;br /&gt;&lt;br /&gt;Please advice, really has got no experience dealing with such issues. Thanks a lot.</description>

            <description>Hi all, need to gather some opinions and different perspectives  on what investment strategy should I use, below are some information about me&lt;br /&gt;&lt;br /&gt;Age: 23&lt;br /&gt;Monthly salary: 2.4k&lt;br /&gt;Savings: 20k&lt;br /&gt;Emergency fund: 10k&lt;br /&gt;&lt;br /&gt;No monthly commitment (does not own card nor credit card)&lt;br /&gt;Insurance premium: 3k per annum&lt;br /&gt;&lt;br /&gt;2013 goal: generate 3k/annum or 300/month through investment&lt;br /&gt;&lt;br /&gt;Heavily interested in properties &lt;br /&gt;&lt;br /&gt;Investment options:&lt;br /&gt;&lt;br /&gt;1) Invest in properties below 200k and rent it out&lt;br /&gt;&lt;br /&gt;2) Invest in REITs and property stocks&lt;br /&gt;&lt;br /&gt;Which options do you think is more suitable for my situation? I am also open to other suggestions. &lt;br /&gt;&lt;br /&gt;And if you don&amp;#39;t mind, can share how you start your investment journey too, looking for mentor and inspiration. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;note: Not asking to be spoon fed which property or stock should I pick, just want more advice which road is better.             <title>Need clarification on positive cash flow</title>

            <description>When you say positive cash flow does it mean like: monthly installment 1000 then rental 1200, so positive cash flow= 200 per month&lt;br /&gt;&lt;br /&gt;Or do you put in maintenance fee, utility bill, occasional repairing work (pipe burst, door lock etc)? let&amp;#39;s say all of these cost 300 per month&lt;br /&gt;&lt;br /&gt;If maintenance those are included then the property will generate 200-300= -100 cash flow.&lt;br /&gt;&lt;br /&gt;So can someone enlighten me, when people say a property generate positive cash flow, do they take into account maintenance fee those, or they just take rent- instalment?&lt;br /&gt;&lt;br /&gt;And looking at the current property market, how common is cash flow generating property?&lt;br /&gt;&lt;br /&gt;And I kinda notice there are quite alot of middle eastern and african in MANY rental properties nowadays, is it feasible to rent to them? Can anyone with experience renting to those &amp;#39;expat&amp;#39; share their experience?</description>

            <title>Fresh Grad Dilemma</title>

            <description>Hello fellow forumers,&lt;br /&gt;&lt;br /&gt;I am a fresh grad who has been stalking this forum for quite some time. Interested in investing in properties but I am facing a dilemma here, and HOPE that all sifus here can give me some advices.&lt;br /&gt;&lt;br /&gt;I have monthly income of 2k+ (lower than 2.5k)&lt;br /&gt;manage to save 1k per month&lt;br /&gt;planning to invest in property&lt;br /&gt;savings 20k&lt;br /&gt;&lt;br /&gt;I wanted to invest in property but it doesnt seems possible to me at this moment or am I just being too pessimistic? because I can only get loan of maximum 250k but house prices now are like way off the chart. Are there any low entry cost strategies that I can use to get into the game? &lt;br /&gt;&lt;br /&gt;And I do not own a car, so if i invest in property that is not near to any train stations, would it be hard for me to manage it? and manage the tenant? Or should I buy a car first? &lt;br /&gt;&lt;br /&gt;Advice is much appreciated. Thank you in advance.</description>
