23/8/2015 - meeting with main con(s) , getting some quotation, done some socket planning, bought some furniture
11/9/2015 - fed up with contractor as took weeks to give a simple quotation, switch to contractor recommended by forumer
12/9/2015 - discovered many many hollow tiles, filing warranty claim and developer ok to change it within 2 weeks
17/9/2015 - meeting with contractor, this that...
10/10/2015 - nightmare with the re tiling works , skirting went wrong
11/10/2015 - proceed down payment with contractor
14/10/2015 - finalize all lights purchase
21/10/2015 - add on to install duct from hood to yard, and exhaust fan in yard
30/10/2015 - target complete wiring and plaster ceiling target
31/10/2015 - target start date of 1st layer painting
1/11/2015 - delayed since light point went wrong, contractor demands 3 days to finish the job but i give him 1 week
5/11/2015 - things getting even worse when hacking job done wrong
7/11/2015 - contractor rushing to finish patching and wiring, aircon installed
11/11/2015 - start 1st layer painting but wet kitchen hacking still in progress for hood
21/11/2015 - light point went wrong alignment and some yet install and hood duct yet install...10 days did nothing
23/11/2015 - resume work, surface mounted light installation
24/11/2015 - decided to go with other cabinet contractor (kenklcc is a nitemare creator)
26/11/2015 -engaged homemark for cabinet (after surveying with 3 contractor)
21/12/2015 - homemark onsite cabinet installation
7/1/2016 - fixed the grounding on wiring. kitchen splash glass installation
21/1/2016 - painter start job and patching,
5/2/2016 - kitchen splash glass installation (wrong color, replacement)

Annual leave entitlement after resignation

Hi guys need some guidelines on annual leave to offset notice period.

Let say my notice period is 2 months and I have tendered my resignation in May. Thus my last working day shall be in July.

And, I would prefer to use annual leave to offset my notice period.

Let say I have entitled for annual leave of 14 days annually for 2015 and I have never applied any in 2015.

here come the question, my balance of annual leave shall be based on my resignation date or last working day?

if July (Last working day) it should be 7~8 days for offsetting purpose.
if May (Resignation day) it should be less than 6 days for offsetting purpose.

Hi sifu-sifus,

I am currently looking a condominium to start my family (own stay) PJ-Kinrara area. My budget is kind of tight, about 500k-650k. Subsales or new launch is ok(if completed in next year).

Kinrara area is preferred, as most of my family members are in PJ area whereas my gf is from Seri Kembangan area.

I would prefer subsales and it is a bonus if it is a renovated unit (Since no much cash and less hassle) and freehold (if if if if if leave me no choice), size would prefer 1100ft above.

My girlfriend is working in Ampang,whereas I am in in Mont Kiara area. (Not really main concern, since she is a teacher and my working hour is flexible). We are both in sporting life style (swimming, running)

Currently I have shortlisted:-
1) Kinrara Mas. (Just one long road access that's the main thing that still hold me putting booking fee)
2) Z residence (Need top up more but gf doesn't like the density compared to Kinrara Mas, tot both are high density and need more $ for renovation)
3) Zest (Need top up more but seems many 'foreigners' which gf doesn't like it)

Actually I have another unit in PJ (landed but single storey , not 24 hour guarded) which seems best fit our need, but the crime rate around that area is making us not feeling comfortable to expand family there). So our initial plan is to keep the house as investment , but if there is no choice we may sell it to top up our budget for a better house (perhaps landed).

Ownership transfer, Refinance, Procedures

Hi guys, my situation is as follow

In 2009, I bought a house with my brother together for 50%-50% (ownership and loan) - 310k . Currently, my brother has decided to sell over his ownership back to me as he has found another house to continue and offered me the price below market price at about 500k (600k current market value), which both of us agreed and happy with the price.

There is still 200k unsettled yet.

So my questions:
1) Should I engage a lawyer for the ownership transfer? Or can we do it just with witness and black and white agreement?
2) Refinance package should I look for the same finance institute?Or totally a new one?
3) Since the house is less than 5 years, any extra transaction fee I should pay?
