Tenancy Agreement Recourse HELP!

ok, i really need some advice from the sifus here.

a bit of background, before i talk about my current problems. previously, i rented a unit in lily & rose, pj for 3 years. moved out with 0 maintenance problems and deposit full refund. then i moved to sri putramas also for 3 years. moved out with minimal maintenance problems (toilet flush stopped working.) then i moved to windsor tower, sri hartamas for 4 years, 0 maintenance problems and deposit fully refunded.

last year i moved to this apartment in ara damansara. since i've never had that much maintenance problems before, and it was kinda urgent, i didn't check the unit properly before signing the tenancy agreement. i did notice a couple of the lights were not working, balcony sliding glass door was jammed, some of the pipes were loose. i didn't think they would be a big problem. i just moved out and now i suspect the owner of the unit and probably the agent as well, might be trying to hide some structural problems in that unit.

two months after moving in, the lights that were not working before i moved in stopped working. 3 months later, the sliding glass door got jammed as well. 1 month after that, the pipes started to get loose again. 1 month before moving out, i noticed mold on the wall.

i managed to find the previous tenant of that unit and true enough, he was also having some of the problems that i had.

so my question is this, does the tenancy agreement protect home renters if the maintenance problems are structural problems of the unit instead of user fault? i mean if it has lights that would keep shorting after a couple of months, isn't that a wiring problem? if the glass door keeps jamming after a couple of months, isn't that a problem with the base instead of the rollers? if there are mold on the wall, isn't that an indication there are piping problems?

another problem i had is that the owner is urgently trying to sell that unit and that's why i think she is only keen only doing cosmetic maintenance of her property instead of forking out a lot of money to solve the structural problems.

also, i want to know, as tenants who moved into units with a lot of structural problems that the owner does not want to deal with, what can we do to protect ourselves? i mean we can't keep paying for light repairs if there is something wrong with the internal wiring. we can't keep paying plumbing repairs if there is an underlying mold problem wrecking all the pipes.

any of you sifus rented places that need tons of maintenance that is not caused by you? anything we can do about it?

I am not really a filmmaker or photographer but I have recently started brickfilming seriously. This is something I made to study lighting + set designs, cinematography, camera movements, screen composition and sound.

I shot this is 5 FPS and now I am looking to shoot my next one in 15 FPS so I kinda need a lot of dollies (for webcam, sets, minfigs, the mise en scene, etc. etc.) I would like to build my dollies using Lego Technic bricks but if that is not viable I am open to any and all suggestions.

The tutorials I found so far cost a lot of money so I am just wondering if anybody here has done it before. Would love to learn from you.

Unifi vs Astro

Hello peeps,

Hope I am posting in the right forum because my topic is absolutely mind-blowing.

Just got Unifi but before this I had Astro for years. This is the mind blowing bit. Whenever I remove my Motorola DECT phone from the base, my Astro Cinemax becomes unavailable. I tried getting support elsewhere but no one seems to understand my problem. So I made a video. yup.

I tried googling but couldn't find anything similar to this. Is anyone else experiencing this? Anybody know why this is happening?

I would call their technicians to come and fix this but which tech should I be calling first, Unifi or Astro?
