Small Biz : Vannette or APV/ERV/Kembara ?

Hey, i ran a small business.

TLDR, our business already have a 1 tonne lorry and we need 1 mpv/van size vehicle because sometimes we need to carry some stuff that are too big for a car but too small for a lorry. Note that we only do 2-3 trips per week around 50km per trip. So its not going to be heavily used on this vehicle.

Question is, do i go for a Vannette or rather just go for APV/ERV/Kembara as they are just as decent when you remove the seats (pulis tutup mata on this sentence plis).

The reason im considering such comparison is because im looking for something just around 10-13k range. The problem is at that price range, I will get a >20 years old vannette compared if i get APV/ERV/Kembara, i can get those around 2005-2007. That's 7 years younger. Younger vehicle, less problem?

Maintenance and part wise?

Would love to hear some thoughts/experience.

Lenggeng, Semenyih South

Lenggeng / Mahkota Hills is located just south of Semenyih / Beranang, east to Nilai.

In terms of price, this place is really selling at a very affordable price point. Bungalow (4000sqft) lands at 130-140k, terraces at 300k. Cozy neighborhood, with a little bit of distance to klang valley. LEKAS does help, but the toll is quite pricey compared to PLUS.

But even until today, my recent visit to the area seems like it is still underdeveloped with very few commercial lots, supermarkets available. It might take a few more years but looking at how BSP have grown due to it's close proximity to Kota Kemuning, would Lenggeng be the next big development since it is close to Semenyih?

I did ask a few locals about Lenggeng, they said due to its 'peacefulness', crime rate is quite a concern there. Could be a bias, so I'm checking up here to see if any of you guys know are from the neighborhood.

Refinance a Car

There's an urgent seller wanna sell his car in cash. He dowan loan cause take time. So is it possible if i buy first with cash and then refinance it? How many banks will entertain such case? Interest rate wise same as normal used car?

Change Condo's Name

Hi,

I would like to know if it is possible to change the name of a completed condominium? Reason being is that, our condo name is misleading and people confused us as a government-subsidised project while we are not!

So we have this thought of changing it into a different name, but of course only if it doesnt cost all the owners too much. Our condo has been completed 10 years ago.

Appreciate if you guys can share some knowledge, input and experience on this. I have tried to google around but cant find anything.

I try to summarise the issue for our condo.

We are in the midst of settling our strata and currently at the stage of blanket consent application. I have 0 experience and knowledge about this thing, and as a part of committee member this year, i would like to settle this once and for all. Some information about our condo :

- Over 10 years old
- Developer bankrupt
- Case handled by liquidator

Chairman Siphon Sinking Fund, Where Do I Report

I have a strong case that my apartment's previous chairman siphoned money from our fund with stupid upgrades for the building that was never delivered in the first place yet was paid in full.

I am gathering proofs and the ones that I have right now is strong enough to build a case.

May i know where do i report to? SPRM? I feel like 200k is abit small for them. COB?

Any Different Between Hit & Run vs Turn In

Hi,

If lets say we assume an accident caused by you, with a heavy damage upon the victim done by you, i would like to know would there be any different if you hit and run, surrender to the police straight away?

I am curious to know the affect in terms of :

1. Insurance liability (would insurance company refuse to defend you for Hit n run?)
2. Legal (would surrender to police straight away protects yourself from legal summons?)

Ceiling Price For Subsale Affordable Housing

Recently the government has announced that they will be introducing a ceiling price for affordable housing in the secondary (subsale) market under the RMK12 plan.

Although this move is a good move in a sense of ensuring that it will be kept from a B40 to another B40 generation, how would this affect the rest of the market? What do you guys think?

Transfer Car Ownership FMCO

So i have this problem,

The car owner is a foreigner and is going to leave the country in Aug.
I have agreed to purchase his car and paid deposit for it.

Problem now is, JPJ is closed everywhere.

I cant use the online runner service because he is a foreigner. It needs an IC for that.

I dont see any signs of JPJ opening up very soon and i dont want to end up with a car, rightfully not under my name.

What should i do?

I own a paid off Mazda 3 2016.

As you guys are all aware of the current economic situation, i need some cash atm.

I've considered downsizing my car, but I think selling a 2nd hand Mazda for a 2nd hand Myvi wont do me much favor.

So im considering to refinancing my car. Is the procedure similar to refinancing a house? Need some insights.

Can Condo JMB Charge You Late Payment Interest

So i have this problem,

I rented out my house with a clause where my tenant pays up the rental to me, and the maintenance fee directly to the office since miss payments would cause the card to be blocked.

Little did i know, i only found out upon tenancy ends that it was never paid and I am being charged interests for it. I have already appealed my case to them but seems like they wont budge. Learnt my lesson the hard way.

I have paid up the total outstanding but I am left with a RM500 of interest, which is close to 8% of the total outstanding.

I feel like the amount is abit too much. Are they allowed to do that?

Looking For Branding Wrap for Van

Hi,

I am looking to wrap our company van. The van currently has a full body wrap applied, but the quality damn suck. After just 1 year, all the plastic comes out and now it looks more like a haunted van. Definitely something that we are not proud of for our customer to see.

So we were thinking of instead of doing a full wrap, maybe just a partial branding wrap + removal of the current wrap.

Currently our business (automotive service) is taking quite a hit from the COVID-19. Due to that, we were thinking of introducing a new service which is an 'On-Demand Used Car Inspection Service'.

Basically anyone who wants to buy a car can call us, we will help them to do inspection of the car which includes :

I am currently considering between a used Ioniq 2017 vs Mazda 3 2015.

My budget is around 70k, I was into Mazda 3 before until I found that Ioniq depreciates a lot and I can get a 3 years old Ioniq at the same price of 5 years old Mazda.

So I am wondering which is a better choice?

I dont really mind performance, I am looking more towards comfort and cost of maintenance (exclude the hybrid battery part).
