            <title>Small Biz : Vannette or APV/ERV/Kembara ?</title>

            <description>Hey, i ran a small business.&lt;br /&gt;&lt;br /&gt;TLDR, our business already have a 1 tonne lorry and we need 1 mpv/van size vehicle because sometimes we need to carry some stuff that are too big for a car but too small for a lorry. Note that we only do 2-3 trips per week around 50km per trip. So its not going to be heavily used on this vehicle.&lt;br /&gt;&lt;br /&gt;Question is, do i go for a Vannette or rather just go for APV/ERV/Kembara as they are just as decent when you remove the seats (pulis tutup mata on this sentence plis).&lt;br /&gt;&lt;br /&gt;The reason im considering such comparison is because im looking for something just around 10-13k range. The problem is at that price range, I will get a &amp;gt;20 years old vannette compared if i get APV/ERV/Kembara, i can get those around 2005-2007. That&amp;#39;s 7 years younger. Younger vehicle, less problem?&lt;br /&gt;&lt;br /&gt;Maintenance and part wise?&lt;br /&gt;&lt;br /&gt;Would love to hear some thoughts/experience.</description>

            <description>Lenggeng / Mahkota Hills is located just south of Semenyih / Beranang, east to Nilai.&lt;br /&gt;&lt;br /&gt;In terms of price, this place is really selling at a very affordable price point. Bungalow (4000sqft) lands at 130-140k, terraces at 300k. Cozy neighborhood, with a little bit of distance to klang valley. LEKAS does help, but the toll is quite pricey compared to PLUS.&lt;br /&gt;&lt;br /&gt;But even until today, my recent visit to the area seems like it is still underdeveloped with very few commercial lots, supermarkets available. It might take a few more years but looking at how BSP have grown due to it&amp;#39;s close proximity to Kota Kemuning, would Lenggeng be the next big development since it is close to Semenyih?&lt;br /&gt;&lt;br /&gt;I did ask a few locals about Lenggeng, they said due to its &amp;#39;peacefulness&amp;#39;, crime rate is quite a concern there. Could be a bias, so I&amp;#39;m checking up here to see if any of you guys know are from the neighborhood.</description>

            <description>Hi,&lt;br /&gt;&lt;br /&gt;I would like to know if it is possible to change the name of a completed condominium? Reason being is that, our condo name is misleading and people confused us as a government-subsidised project while we are not&amp;#33;&lt;br /&gt;&lt;br /&gt;So we have this thought of changing it into a different name, but of course only if it doesnt cost all the owners too much. Our condo has been completed 10 years ago.&lt;br /&gt;&lt;br /&gt;Appreciate if you guys can share some knowledge, input and experience on this. Insurance liability (would insurance company refuse to defend you for Hit n run?)&lt;br /&gt;2. Legal (would surrender to police straight away protects yourself from legal summons?)&lt;br /&gt;</description>

            <title>Transfer Car Ownership FMCO</title>

            <description>So i have this problem,&lt;br /&gt;&lt;br /&gt;The car owner is a foreigner and is going to leave the country in Aug.&lt;br /&gt;I have agreed to purchase his car and paid deposit for it.&lt;br /&gt;&lt;br /&gt;Problem now is, JPJ is closed everywhere.&lt;br /&gt;&lt;br /&gt;I cant use the online runner service because he is a foreigner. It needs an IC for that.&lt;br /&gt;&lt;br /&gt;I dont see any signs of JPJ opening up very soon and i dont want to end up with a car, rightfully not under my name.&lt;br /&gt;&lt;br /&gt;What should i do?</description>

            <title>Can Condo JMB Charge You Late Payment Interest</title>

            <description>So i have this problem,&lt;br /&gt;&lt;br /&gt;I rented out my house with a clause where my tenant pays up the rental to me, and the maintenance fee directly to the office since miss payments would cause the card to be blocked.&lt;br /&gt;&lt;br /&gt;Little did i know, i only found out upon tenancy ends that it was never paid and I am being charged interests for it. I have already appealed my case to them but seems like they wont budge. Learnt my lesson the hard way.&lt;br /&gt;&lt;br /&gt;I have paid up the total outstanding but I am left with a RM500 of interest, which is close to 8% of the total outstanding.&lt;br /&gt;&lt;br /&gt;I feel like the amount is abit too much. Are they allowed to do that?</description>

After just 1 year, all the plastic comes out and now it looks more like a haunted van.
