Bumi Lot Question

I am buying a freehold properties, i am just about to pay the deposit now.
the question is, this is a bumi seller and i think this is a bumi lot.

The agent is telling me that this is a freehold properties and our transfer do not going through with consent of land office, is it true?

I checked the title, under sekatan kepentingan, it is "Tiada"

Please help, shall i proceed with the transaction?

I am considering buying a townhouse in Kota Kemuning, Meranti Terrace. It is the highest floor unit, which is 2nd floor(top floor). The maintenance fees is about RM220 per month.

Anybody have any experiences at that places? I am buying for own stay but i do wish it can appreciate (if any), is there any resident here to share some info?

The asking price are RM550+-k. Anyone can suggest other options(if any) or if it is worth to invest?

Is there mostly local or most of the student from outstation, can she stay in hostel or most of the student are staying outside (of coz from outstation).

Sound Quality
Let's talk about the filters first. In total you will get 4 pairs, two grey and two black. Since one pair of the grey filters has already been pre-installed on the IEM, there are only 3 pairs of filters left in the filter case (two blacks and one grays). The grey filter is the brighter of the two variations, giving better detail and more peaks / forwardness on the vocal region. The black filter is the smoother, warmer, and more laid-back of the two. While I won't say the black filter gives more bass quantitatively, the warmness it carries add better body and depth to the bass and in a lesser extent, to the mid. The lesser / smoother treble of the black filter also tunes down the detail centric aspect of the IEM and make the overall sound more musical.

The overall sound signature of PFE with grey filter is balanced, toward neutral yet analytical, clean and great in resolution. Treble is very well extended, highly detail, sparkly yet not overdone. Mid is decent with a slight forwardness but not to the level of being sweet. Bass has a good sense of speed, quality and low extension, but lean in quantity, body and depth. Soundstage is slightly above average with a good sense of airiness and instrument separation.

The overall sound signature of PFE with black filter is smooth, warm and musical. Treble is still fairly well extended, but sparkles without the edge in a smoother fashion. Mid is well bodied, sweet with good texture. Bass is not big, but has good speed and impact with decent body and depth. Soundstage is average.

By selecting the filters, PFE can switch between a more analytical sound and a more musical performance. With grey filter, PFE is able to compete with RE0 on treble presentation with PFE edging out on speed and separation while RE0 still holding the crown on overall detail. With black filter, PFE easily gives UM2 a run for its money by maintain a higher level of resolution though it is not nearly as hard hitting. In between the two kinds of filter, I think it is hard not to acknowledge that the single balanced armature based PFE is quite a performer.

Conclusion
With versatility in sound, improved build quality, generous 2 years warranty, great customer service and an amazingly high price/performance ratio, the new Phonak Audéo PFE v1 is a great IEM whether it is the mic or mic-less version. Recommended with a Sonic Diamond Award™.

ACS T15 First Impression

Hi LYN Members,

How are you been?

I've been waiting for this baby for quite a while, from it launched to dealer till now, it is really a difficulty for me, i m using ACS T1 and i really wish their Universal line are good, very good. It is finally released.

My first impression on short testing.
1. Balanced and very details.
2. The bass is not weak, the amount of bass is just nice, like ACS T1
3. The mid range are sweat, very musical.
4. The details is on par with 3 driver level
5. It sound like Moving BA driver but it is more musical....

how long more to be in Malaysia ?? be patient.....it is almost here....

Introduction:
iBasso ultra portable DAC/AMP combo D-Zero is our entry level audio solution. It is a Self powered DAC and Hi-Definition headphone amplifier. It not only works as DAC/AMP combo, but also works as a stand-alone AMP, DAC, or USB soundcard.

Me and walabies has stumbled upon a custom in ear monitor and was SHOCKED by it's SQ produced by its demo set.
And we both did our first custom in ear T1 too. :mrgreen: :mrgreen: :mrgreen:
It is a soft type custom, which even your friends and families does not completely fit into the earphones, it will stay there without falling off, and what is more... the comfort and sound quality really blew us off.

Review-CrossRoads Dome vs FA Eterna vs Senn CX300

Hi guys,

How have everybody been lately, do you guys still recall a brand, named, "Crossroads". Or you have forgotten this famous brand, it is finally here, the crossroads dome, the new range of earphone from crossroads, after their famous mylarone x3i, bijou3, and Woddy2.

Just to make people understand more on the sound, I’m going for Three ways reviews today, errr I mean 3 IEM comparison =D, The famous Fischer Audio Eternal, One of the Sennheiser Famous IEM CX300-II, and CrossRoad newest product, the CrossRoad Dome.

Well, all of them I did some basic burn in once again, and source is from Ipod(Flac) format head out to IEM which im going to review, no enhancer and aginomoto included, I like original =X.

Ok, let’s start from something we familiar
Kenny G – Song Bird
In first part of the music, different IEM provide me with different feeling, Eternal focusing more on forward and airy sounding, slightly bloated bass and less controllable. Sound staging wise, crossroad dome really shock me in the spine, among the 3 Dome provides me the widest staging and cleaner sound, towards balance and smoother sounding, it’s slightly focus on relaxing atmosphere. In comparison, CX300 also focusing on forward sounding as Eternal, however it’s has more controllable bass same as Dome, so it’s kinda on the middle between Eternal and Dome in the first part of music.

Ok, here comes the saxophone, which is hardest to drive and all of them have different presentation again. Transition, extension, smoothness, synergy are what I’m seeking for. In the extension on mid high and high, CrossRoad Dome and Eternal did a great job, CX300 still lacking on the synergy, speed and sparkling high. Transition wise, Dome provide a much more natural and smoother sounding, and better body as well, Eternal give me slightly more airy sounding, which to some people they are great for the feeling, however for my opinion, in this song the airy feeling is slightly too much and less controllable which effect transparency instrument extension.

In the middle part of 50secs for speed testing, separation and texture of the saxophone as Kenny G spring his godlike finger into rapid speed. All of them suffering the lack of separation and texture, Eternal squeeze out too much treble and slightly sharpy for my ears, CX300 focusing on Warm sounding as it might lose out the fight of mid high handling between Dome and Eternal, Dome provides me more balance sounding, more natural I should said, less coloration compare with Eternal as it doesn’t have more involving presentation like Eternal and cx300II due to the forward signature, but it provides another experience which other 2 don’t have.

In this Song

CX300-II slightly on the disadvantage due to the lack of treble part and slightly blur on Mid frequency due to the warm sounding, less sparkling less involving, it might sound boring for some people
Fischer Audio eternal – Forward, Airy, and still handle quite well in treble, the coloration in this IEM might make this song sounded quite fun, it has the element on forward + airy, different feeling I should say, but it’s totally depend on personal.
CrossRoad Dome – Small little thing with great control on every frequency, I will conclude it’s presented quite balance in this song, less coloration compare with above two, but focusing on clean and stability on every instruments presentation, wide soundstage and natural sounding. Sharing the same quality of transition like Eternal, but more smoother.

Olivia Ong – My favorite thing
Cello testing, Eternal and CX300 forwardness made this instrument sounded too rough, lacking on space, texture/body, they keep pumping me mid low which slightly annoyed and sounded quite unnatural. Dome really shine well in handling the transition on the Big Violin, it’s feel like not congested in a certain space and better extension/ transparency on how the Violin is being played, the synergy really blow me off.

Ok, guitar part, once again, balance side on Dome really shine well in this part, clean and controllability in mid really sounded great compare with Eternal as Eternal is towards V shape EQ, which presented blur and bloated signature on the guitar picking.
All right, here comes the vocal part, Dome and Eternal provides me with better Openess in vocal, 3 of them presented in different signature, different experience. Eternal and CX300 provide Forward sounding, Eternal sing out drier vocal control and slightly more sibilance compare with other 2, CX300 through more blur in mid and lacking on the handling on the transparency side, which covered off the vocal due to the guitar presented in the same time.

Dome handle well in balance, due to the balanceness, harmony and sweet vocal , it doesn’t have overpowering element , better in tonal control and excel in separation as well.

Bruno Mars- Just the way you are
In this song, it splitted into two different Sound experience, Balance + Accurate sounding from CrossRoad Dome, Forward + Fun Involving Sound from FA Eternal and CX300.
In the first part of the music, FA Eternal Hump me with excessive bass, which CX300 and CrossRoad Dome produce almost the same amount of low frequency, bass lover definitely fond towards FA punchy and more impactful bass. With faster pace instrument came in, Forward sounding of FA eternal and CX300 does quite well in making the listener more involving and Dome slightly disadvantage on the speed due to the balance and slight laidback sound signature. In the middle part, airy + muffled in mid low sounding from FA eternal provides a total different experience compare with CX300 and Dome. While CrossRoad Dome still focusing on balance and relax listening, and CX300 presented between Eternal and Dome Signature, Forwards, less punchy , warm signature and lacking on mid.

In final consideration.
Final Audio Eternal : Punchy, Impact, airy sounding, presented in a V shape EQ, focusing on Bloated Low and Treble part of frequency, bass head definitely love this a lot, and sharing one of the same element with CX300, which is the fast and forward sounding.
Sennheiser CX300 – Warm is what it’s focusing on, presented in a V shape EQ same as FA eternal, better in handling and tighter bass compare with FA, less drier vocal and less open sounding. Fast music definitely shine well in this IEM.
CrossRoad Dome – Better Staging, accuracy and balance sounding, dome don’t really give much on certain coloration, so the initial impression can be sounded dull, however, it provides cleanest sound among the 2 and stability in control. It might lose out the kicking bass compare with FA Eternal, produce the same amount of bass compare with CX300-II but different elements provide different experience. For the pricing, it’s really presented very well and stand off side by side to compare with both famous IEM.

AD700 vs HD555 vs Ms1i Reviews

It’s been since quite a while from my last reviews, I was in the reviewing mode today and I was asking my friends here, what will be their most desired comparison if they don’t get the chances to test the unit at my stores, they replied me that, they wan to know how was the comparison between medium range headphone.

Let start with the review, What I going to compare was, Alessandro Ms1i – US Cans, Audio Technica AD700 – Japanese Cans and Sennheiser HD555 – German Cans.

Get Behind the Mule – John Hammond – Transparency test
For this song I will separate 2 elements

Transparency of Guitar: Ms1i performed the best in this area, this was under my expectation as Alessandro always have the best guitar performances and none of hd555 or AD700 goes near to it. The guitar Strings, or even impact of guitar was far ahead the other 2 cans. The musicality of guitars makes me surprises as it was just so near to those higher range headphones, Hifiman HE5 that what I can recalled.

Transparency of Drum: HD555 hands on this area, at least I get the impact drums, very aired impact drum, it was not exceed what it shall supplied, not covered any mid-low details. The drum was not as fast as Ms1i but the impact feels simply make me enjoyed.

Gadamaylin – I Ching – “Out-of-head Imaging test
For this song, I will separate it to 2 elements

Soundstage : No doubt AD700 have the wider soundstage due to its dynamic signatures, however, that was not on my first ranking, which make me drop from the chair, I expected AD700 hands on this round, however, some of the instruments was just so fake and blur as caused by the forced staging enlargement. I am more than happy to give Sennheiser HD555 a star here, but Ms1i was followed tightly, ms1i owned narrower staging but best out of head imaging on this song. It make me understand, accuracy was rather important and it worked closely with staging.

Out-of-head imaging: The reason why I separated soundstages to a standalone element was to make people understand that, wider soundstage does not provide the best out of head imaging. As from the conclusion above, the staging feels was narrow, but it provided best imaging, as in I can clearly point the positioning, or rather, I can simply concluded that I was located at the live recording in the layman term. I believed that was the power of separations, positioning, as well as the accuracy of every instrument.

Everything is broken – Billy Burnette – Bass test
For this song, I will separate it to 2 elements

Texture of Drum : I can’t really rank HD555 or Ms1i, which one have better performances in term of the textures part, HD555 have better shape where the speed was the drawbacks, MS1i have better speed and the textures was presented differently. I believe that was caused by the different mid-low tunings. Again AD700 make me disappointed, the bass was the tightest among 3 but the textures was not rich enough to touch the other 2 level. When the recording was focused on the bass, AD700 sound superb, however, as soon as the recording was moved and sum all instruments, the lack of drum textures make it feel weird, even with the appropriate speeds of the drum.

Mid-Bass Presentation: I strongly believe that, mid bass was kind of important for the accuracy of music. Lack of mid bass will make the sound feel hollow, The main issues here was, you don’t get the enjoyment by lacking of mid bass. Ms1i and HD555 performed fairly well here, again I am not able to rated any of them higher, but both units have better mid bass presentations as compared to AD700.

Tumbao De Tamborito – The Conga Kings – Depth test
For this song, I will not separate any element for explanations as all these headphones are not doing well with depth presentations. For me to rate the unit, I will go for Ms1i >AD700=HD555. The reason why I give such rating was where that depth was all presented, but MS1i I can at least listened that the instrument on the 2-3 layer presentations was structures, with textures. I don’t find any textures from AD700 or HD555. However, to be fair as depth was normally well presented from those higher ranges headphone, as that is what we seeking of from audiophile’s journey.

Sare Tete Wa – Babatunde Olatunji – Visceral Impact test
For this song, again I will not separate evaluate any headphones. This was quite critical here; it was on a point of either muffered or impacted. For headphone that was not well tuned, the sound can bet muffered, this was found at HD555 which may due to its dark signatures, the impact was muffered and not enjoyable. Apart of that AD700 performed rather well here, very clean impact but not as powerful, Ms1i have powerful impact but not as clean. As such, I will give a special rating again, AD700=Ms1i>HD555.

Hope my personal comments make people understand more on the above 3 headphones. Please be informed that the abovementioned comments was purely from the poor listening skills and feel free to point me on any points that you are not agreed with. And sorry for my grammer mistake, I have to admit that I do not study well last time, and I was so lazy to check it back now.
