            <description>&lt;a href='https://www.businesstoday.com.my/2026/04/24/locally-assembled-mgs5-ev-marks-new-phase-for-mg-motor-malaysia/' target='_blank'&gt;https://www.businesstoday.com.my/2026/04/24...motor-malaysia/&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;MG Motor Malaysia has officially launched the locally assembled MGS5 EV, signalling a shift to full-scale CKD production in Malaysia following the model’s initial line-off in Melaka earlier in March.&lt;br /&gt;&lt;br /&gt;The launch strengthens MG’s localisation strategy and expands its electric vehicle (EV) line-up, with assembly carried out at the PEPS-JV facility in Melaka in partnership with EP Manufacturing Bhd, supporting supply chain development and local automotive participation.&lt;br /&gt;&lt;br /&gt;Built on a rear-wheel-drive EV platform, the CKD MGS5 EV delivers 151kW and 350Nm of torque, an upgrade over the imported version, offering sharper acceleration and improved drivability for urban and highway use.&lt;br /&gt;&lt;br /&gt;Charging performance is rated at up to 150kW DC fast charging, enabling a 10% to 80% charge in around 26 minutes under optimal conditions, while WLTP range reaches up to 446km depending on variant.&lt;br /&gt;&lt;br /&gt;The LUX Long Range variant adds ventilated front seats, leatherette upholstery, a power-adjustable passenger seat and a hands-free tailgate, positioning the model in the upper tier of affordable EVs in the market.&lt;br /&gt;&lt;br /&gt;Safety is backed by seven airbags and ADAS 2.5, including Traffic Jam Assist and Intelligent Cruise Control, with the model holding five-star ratings from both Euro NCAP and ASEAN NCAP.&lt;br /&gt;&lt;br /&gt;MG Motor Malaysia Managing Director Emory Qi said the CKD launch reflects the brand’s commitment to localisation, innovation and Malaysia’s role as a regional EV manufacturing hub.&lt;br /&gt;&lt;br /&gt;“Production at the Melaka facility is estimated at 120 to 180 units per month, with annual output projected between 1,500 and 2,000 units in 2026,” Qi said.&lt;br /&gt;&lt;br /&gt;Bookings for the MGS5 EV are now open, with the LUX Long Range variant priced from RM116,900, positioning it as a competitively priced locally assembled EV in Malaysia’s growing electric vehicle market.</description>

            <description>&lt;a href='https://www.carlist.my/news/2024-mg5-spotted-sporty-fastback-sedan-to-shake-up-c-segment-space-138211/138211/' target='_blank'&gt;https://www.carlist.my/news/2024-mg5-spotte...-138211/138211/&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;MG5 will be joining the HS as the Chinese-owned British marque gears up for another dual-model launch soon, this time attacking the C-segment space.&lt;br /&gt;&lt;br /&gt;With the current MG lineup in Malaysia comprised exclusively of fully electric models, namely the MG4 and MG ZS EV, the buying public surely has room to accommodate a couple of non-EV models.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;The MG5 has long been one of the more desirable cars offered by the SAIC-owned brand, and now that MG has got their footing here, the time has come for Malaysians to enjoy this four-door sedan.&lt;br /&gt;&lt;br /&gt;Its design is sleek and its colour bold from the quick peek under the tarp, revealing what is likely an exterior hue called Nuclear Yellow. The sloping roofline is one of the MG5’s most defining visual traits; even its rear window line reminds us of the previous (FC) generation of Honda Civic.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Though we might look to Thailand for an indication of what to expect from the incoming MG HS, the MG5 is a little fuzzier as all variants offered to our neighbours to the north are powered exclusively by a 1.5-litre naturally aspirated four-cylinder petrol engine with just 114PS and 150Nm hooked up to a CVT.&lt;br /&gt;&lt;br /&gt;It’s hard to imagine MG being competitive in this segment with such an underpowered engine when the segment-straddling Proton S70 has upped the ante with a turbocharged motor, solely chosen to keep pace with the Honda Civic and distance it from the B-segment sedans.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;The obvious move would be for MG Malaysia to offer the sedan with the same 1.5-litre turbo unit found in the Thai-spec MG HS, though it would be a concession made specifically for our market (at least in ASEAN), which they might hesitate to green light. Keep in mind, too, that neither Singapore or Indonesia offer the MG5.&lt;br /&gt;&lt;br /&gt;Over in the Philippines, though, the MG5 is offered with the atmospheric motor alongside that turbocharged unit, though the model line has been curiously renamed the as the MG GT, where it produces a more respectable 160PS and 250Nm, mated to a 7-speed dual-clutch automatic transmission.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Dimensionally, the MG5 is wider and taller than the Honda Civic, but measures about 3mm less in overall length while its wheelbase (at 2,680mm) trails behind the Civic’s 2,735mm. That said, it should be noticeably larger than the S70.&lt;br /&gt;&lt;br /&gt;A lot like the MG HS, the PH-spec MG5 (or MG GT in turbo guise) comes with a 10-inch touchscreen infotainment system with Apple CarPlay and Android Auto connectivity, 6-speaker audio, a sunroof, 17-inch alloys, paddle shifters, a 360-degree surround view monitor, and a suite of ADAS features.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;With the cars already on our shores, a launch is surely not far away. And remember, even with the addition of these two cars to take MG Malaysia’s arsenal to 4 models, the company has a much larger reserve we’ve still yet to see.</description>

Paired with an electric motor, the PHEV setup puts out a system output of 217 hp (metric) and 300 Nm, allowing the car to sprint from 0 to 100 km/h in 8.5 seconds. The Sealion 6 comes with an 18.3 kWh BYD Blade battery.&lt;br /&gt;&lt;br /&gt;Interior-wise, the Sealion 6 comes with an 8-way power-adjustable driver’s seat, a 4-way power-adjustable front passenger seat, an auto-dimming rearview mirror, an ambient lighting system, and dual-zone climate control. It also comes with a 12.6-inch driver’s display, a 15.6-inch electrically adjustable rotating touchscreen infotainment system, a 360 surround view camera, Android Auto and Apple CarPlay connectivity, voice command, 15W wireless charging, and 10-speaker Infinity sound system.&lt;br /&gt;&lt;br /&gt;On the safety side, the BYD Sealion 6 comes with adaptive cruise control (ACC), automatic emergency braking (AEB), lane departure warning (LDW), lane departure prevention (LDP), prevention collision warning (PCW), traffic sign recognition (TSR), and front cross-traffic alert.&lt;br /&gt;&lt;br /&gt;A winner ?             <title>Landmark Federal Court ruling re-defines rights of</title>

            <description>&lt;a href='https://focusmalaysia.my/landmark-federal-court-ruling-re-defines-rights-of-property-developers-and-homebuyers/' target='_blank'&gt;https://focusmalaysia.my/landmark-federal-c...and-homebuyers/&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;Landmark Federal Court ruling re-defines rights of property developers and homebuyers&lt;br /&gt;By Leonard Yeoh, Chen Mei Yan &amp;amp; Goh Jing Xuan&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;THE sale and purchase of property with housing developers are governed by the Housing Development (Control and Licensing) Regulations 1989 (HDR).&lt;br /&gt;&lt;br /&gt;These regulations mandate that developers must deliver vacant possession within 24 months for landed properties and 36 months for high-rise properties.&lt;br /&gt;&lt;br /&gt;However, developers had the option to apply for an extension of time (EOT) to the Controller of Housing under Regulation 11(3) of the HDR in cases of special circumstances, hardship or when strict adherence to the contract of sale was impractical or unnecessary.&lt;br /&gt;&lt;br /&gt;In November 2019, a landmark ruling changed the landscape of housing development in Malaysia.&lt;br /&gt;&lt;br /&gt;In the case of Ang Ming Lee &amp;amp; Ors v Menteri Kesejahteraan Bandar, Perumahan dan Kerajaan Tempatan &amp;amp; Anor (AML), the Federal Court ruled that the interests of homebuyers should precede over developers.&lt;br /&gt;&lt;br /&gt;The court declared that the controller’s power to grant EOTs under Regulation 11(3) was ultra vires which means that it exceeded legal authority.&lt;br /&gt;&lt;br /&gt;This decision sent shockwaves through the industry, leaving many developers who had previously obtained EOTs potentially liable for liquidated ascertained damages (LAD) claims from homebuyers for delays caused by invalid EOTs.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Shrouded in confusion&lt;br /&gt;&lt;br /&gt;At first, this ruling appeared to be a win for homebuyers. It compelled developers to adhere strictly to agreed timelines and provided homebuyers with the assurance of compensation in case of delays.&lt;br /&gt;&lt;br /&gt;This protection was seen as a guard against unscrupulous and profit-oriented developers who might otherwise take advantage of the homebuyers.&lt;br /&gt;&lt;br /&gt;However, the decision had significant and unintended consequences. The AML ruling applied retrospectively, affecting developers who had secured EOTs before the AML ruling.&lt;br /&gt;&lt;br /&gt;These developers had followed the law and the prescribed procedures to apply for EOTs and for many, had informed homebuyers about the EOTs during the signing of their sale and purchase agreements (SPA).&lt;br /&gt;&lt;br /&gt;Consequently, these developers faced lawsuits from homebuyers claiming LAD even when there was no delay since EOTs had been validly granted by the controller.&lt;br /&gt;&lt;br /&gt;The confusion arose from the retrospective effect of the AML ruling. Retrospective rulings mean that a court’s decision applies to events or transactions that occurred even before the ruling was made.&lt;br /&gt;&lt;br /&gt;If a court does not specify whether a ruling should apply prospectively (only to future cases) or retrospectively, the default position generally is retrospective.&lt;br /&gt;&lt;br /&gt;In the AML case, the Federal Court did not clarify this, thus paving the way to a wave of legal challenges and uncertainty for developers.&lt;br /&gt;&lt;br /&gt;Landmark ruling&lt;br /&gt;&lt;br /&gt;This legal uncertainty led to the case of Obata-Ambak Holdings Sdn Bhd v Prema Bonanza Sdn Bhd and two other appeals (Obata-Ambak). The developers in these cases appealed to the Federal Court, arguing among others, against the retrospectivity of the AML ruling.&lt;br /&gt;&lt;br /&gt;The developers highlighted the deeply entrenched nature of Regulation 11(3) which had been the basis for the developers to obtain EOTs since 1989.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Today (July 26), the five-member bench led by the Court of Appeal president Tan Sri Abang Iskandar Abang Hashim held that the AML ruling is to be applied prospectively in the interests of justice.&lt;br /&gt;&lt;br /&gt;Unanimously, the Federal Court held that the homebuyers cannot rely on the AML decision as a “carte blanche” to make financial gain against the developers who had at all times complied with the laws that were valid at that material time and obtained EOTs before the AML decision.&lt;br /&gt;&lt;br /&gt;This decision provided relief and finality to developers who had acted in good faith under the previous understanding of the law and applied for EOTs due to genuine need.&lt;br /&gt;&lt;br /&gt;It marked an important clarification by ensuring that developers who had obtained EOTs before the AML decision would not be unfairly penalised.&lt;br /&gt;&lt;br /&gt;As a result of this 2024 decision by Federal Court, many homebuyers are expected to withdraw their LAD claims against the developers.&lt;br /&gt;&lt;br /&gt;However, it is pertinent to note that the AML ruling still stands and continues to uphold the intent of the statute to protect homebuyers.&lt;br /&gt;&lt;br /&gt;The key takeaway from this latest development is the recognition of the need for a balanced approach that considers the interests of both homebuyers and developers.&lt;br /&gt;&lt;br /&gt;While protecting homebuyers remains a priority, the decision underscores the importance of fairness and clarity in legal processes by ensuring that all parties involved in real estate industry are treated justly. – July 26, 2024&lt;br /&gt;&lt;br /&gt; &lt;br /&gt;&lt;br /&gt;Leonard Yeoh is a partner, Chen Mei Yan an associate and Goh Jing Xuan with the law firm, Tay &amp;amp; Partners.&lt;br /&gt;&lt;br /&gt;</description>
