Selling a Property - Redemption Sum

Hi Property Gurus and all who have sold your houses before.

Can I ask how the bank derives the redemption sum ?
Can you share your experiences if the bank actually charges more than what is owed to them?

In my case, I still owe the bank 95k for my home loan
It is still within lock-in period..so additional 3% is charged to me..

From my calculation... 95k + 3% penalty = RM 97850

However, the bank(Public Bank) is requesting for RM 100k redemption sum...

Is this bank's standard operating procedure?
