How much interest rate difference can i expect for a 1 year old car vs new ? Assuming i am comparing same model vehicle

I see there are several post floating around asking how much do P.A earn and whats the average income and the comm structure and so on . I'm not a property agent but I've try to get close to them and join their meeting once and understand their comm structure .

From my understanding for new project they earn around 1.5-1.8% from each property sales , and for P.A to get their comm they need to get the loan approved stamp and chop by relevant department and then need to wait property developer to get all the funds from bank and then need to wait the commision to be transfered to your property agency let them take the cut and then finally only you get your 1.5-1.8% . So normally it takes around 8months to 1 year .

Certain agency do release partial commision early to their agent on their own cost , maybe like 25% of the 1.5-1.8% for the agent to survive .

next comes the comm structure

most agency split their commision to 4 parts
1. leads finder (fb ads , mudah so on ) on your own cost (gets 25% comm) . some agency will provide leads , but they will take the 25% instead
2. calling for appointment, so basically this guy will be calling all the leads that he gets from the guy generating leads . each case close he will get 25% of the cut
3. presentation , so basically this 3rd guy will go meet the client after agent number 2 secured an appointment . he will too get 25% of the cut
4. closer basically this is the guy who seal the deal and follow up with all the paperwork . usually this and the 3rd guy is the same person . another 25%

total 100%

so if someone sold a 500k property with 1.8% comm , the total comm will be 9k divide among the 4 parts above . if u handle everything by your self you get total 9k , if you only do calling you only get 25% of the cut . if you do everything by your self you also need to factor in leads generating cost from ads .

and some bigger agency like IQI have top performer award , top agent get subsidy for their new car purchase and property purchase . but usually these top spot belongs to those agent living in KL/Johor because all the big project big buyer are in those states.

Between the career as a Property agent , insurance agent , mlm amway/herbal life and coway cuckoo agent . I rate this career as the 2nd easiest to make it just behind coway/cuckoo agent . the reason is as a property agent , you can actually see the team work among team members like getting leads calling and so on . wheres insurance agent you are usually doing everything solo except maybe your manager will help you close your case . but if you dont have leads dont have connection everything will be kosong also .

and also property is something people will look for and demand unlike insurance , you need to tell them from A-Z why it is important for him and still they might not agree . and if you compare insurance agent comm structure with Property agent comm structure , you will realize property agent comm structure is way less attractive . if someone wants to know more i can elaborate .

Need advise on buying new car

Currently I'm driving a Myvi 1.3SE lagi best manual year 2014 . Current loan outstanding amount is about 14.7k after all the deductions , my car value I last check in early 2019 is about 19-20k .

Now I'm planning to sell off this myvi for a new saga 2019 premium . Do you guys think its a worthy switch ?

Reason for switching
-Prefer to drive auto
-Age of the car
-At times driving a Myvi feels like driving a lorry when the road condition are not good
-Safety , saga comes with ESC and also better suspension .
-And the looks
-To avoid any major breakdown or repair as the age of the myvi is 6-7 yrs old

Some say its quite risky as most people will only sell their less than one year old car if it has some problem .

Saga 2019 vs Cerato 2014

Considering a used Saga 2019 FL premium as soon as they surface in the second hand market OR a used 2014 cerato 1.6L which is around 35K to 40K right now .

The only thing holding me back from the Cerato is the age of the car and also the repair cost of kimchi car(if any) .

I want to hear what people think about it . Any opinions are welcomed .

Willing to put 10K cash for this investment whether is it for down payment or any other cost .

I went for 2 job interview on mid december and another one on early january .

Company A already confirm to hire me , and I told the manager I will report in on Febuary for my current job tender , and he say ok .

Company B haven't respond yet , but I prefer to work here if they hire me cuz nearer to my house and pay also higher .

So what if both side hires me ? What reason should I give to company A ? Will Company A blacklist me or give me bad record or not ?
