Finding available route after primary school

Hi all, my son is 11 yo now. He is studying in Kuen Cheng, KL, a chinese SRJK. We communicate using English at home. He is not top student in his class, maybe ranked 10 to 20. Probably his chance of getting into public university is ... i dont know. I wish to send him oversea (SG or AU) to do his first degree providing we have no income problem in the coming years. If we are not able to send him to oversea, the least we are able to send him to local private university like Monash Malaysia. I am not educationalist. I have limited information on where to go after standard six. I am curious also why some Malaysian are able to study in SG at 16 yo, on what scholarship. I wish to get an insight from sifu here or you may share your experience to me. Thank you very much.

IS SHOP HOUSE COMMERCIAL OR RESIDENTIAL PROPERTY ?

Dear all sifu,

is shop house considered commercial or residential property ? It is mentioned in the S&P as "Shop house". Checked with Majlis perbandaran, it is within commercial zone. The property is kind of old premises along main road of old town area, where the premises was initially used as residential and finally being converted to shop. But the buyer took "residential property" loan rate. What is the most deterministic method to confirm the type of property ?

Thanks,

Ralph

Is there a cap for agent Fee ?

As title quoted. Normally the fee is 3%. Say, the property price is 1 mil, then the agent fee is 30k, and it becomes a rolling snow ball depending on property price. Is there a cap for this ?
