            <title>Honda City 2014 service and maintainance</title>

            <description>Hi, I just finished my Honda City 2014, 30000km service with W**S**R service centre, a big company. When the service centre showed me the total price, I&amp;#39;m a bit shock because it went to around RM430(without dust &amp;amp; pollen filter since no stock). After I checked with Honda Malaysia website, I found there is one item &amp;quot;&amp;quot;injector cleaning&amp;quot;quoted at RM180+GST, that totally not shown in Honda website. The engine oil price has been quoted at RM120.00 where I think it should be ok for full synthetic oil. Honda website shows engine oil + drain plug washer only RM76.63. For the rest of parts, the price are very similar except GST charge.&lt;br /&gt;&lt;br /&gt;After I reached home, I took out all previous service bills from same service centre since the car has been serviced by same centre for 3 times.&lt;br /&gt;I found that when 10000km service, there are also 2 special items which are Lubricant service and Fuel service, quoted RM45 each total RM90.&lt;br /&gt;&lt;br /&gt;It seems that the service centre like to offer special service when I get free labour charge.&lt;br /&gt;&lt;br /&gt;When I called the service centre and ask them about what they have done for the Lubricant service and Fuel service, they could not answer me properly. They just said that it&amp;#39;s treatment, says for Fuel service, to protect from corrosion. When I asked what they did for the protection, they could not answer me very well. Just said its treatment.&lt;br /&gt;&lt;br /&gt;I would like to get advice from you all that is the price the service centre quoted to me reasonable? Should I take the extra service? Are those extra service important for my car?&lt;br /&gt;&lt;br /&gt;Or should I change to other service centre?             <description>My friend is looking for house and she is under this condition.&lt;br /&gt;The houseowner, a malay guy wanted to sell his house, bumi lot, constructed 3 years ago, still under developer name, at market price as normal lot. The house agent claim that lawyer can change the bumi status but it&amp;#39;s only take time, 6 months to 1 year. &lt;br /&gt;Is it possible??</description>

            <title>Tax payment for Rental</title>

            <description>Hi all sifus in LYN. Siu dai have a question regarding the tax payment for rented house.&lt;br /&gt;&lt;br /&gt;I have a house that already rented out for few years and now I increase the rental. Previously because the rental is quite low, so the tax amount on rental is quite low. However, I already increase the rental lately. Could I refinance the house to higher loan value, so that most of the rental payment are use to pay loan interest and reduce my tax payment? I need to declare it to LHDN so that I can get more loan for investment purpose in future.&lt;br /&gt;&lt;br /&gt;At the same time, I can use the cash from refinance to either pay loan on the house for my own stay or buy another new property since the third house I&amp;#39;m under 70%LTV rules. &lt;br /&gt;&lt;br /&gt;Will LHDN question on this since when I get lower rental I pay higher tax amount, compared to higher rental but I no need to pay tax on it?</description>

            <title>Different of Flat rate &amp;amp; Effective rate of Loan</title>

            <description>I just went through the personal loan topic just now.&lt;br /&gt;I found a lot of ppl cannot differentiate flat rate and effective rate.&lt;br /&gt;A lot of ppl misunderstanding with the flat rate of say 2.99%, they are able to get the loan put it in FD account with 3.5% interest and earn more.&lt;br /&gt;&lt;br /&gt;For hire purchase and personal loan, normally they are giving flat rate.&lt;br /&gt;For home loan, the charged in on effective rate in general.&lt;br /&gt;&lt;br /&gt;Any taikor to share the detail and different here?</description>
