Asked to tender resignation

Can the company ask an employee (already confirmed staff) to tender resignation ? Citing reasons such as they are not in the company's plans.
What is our rights as an employee here ?

Kancil Engine overhaul

I am restoring my old kancil (year 2002 manual EX), it was abandoned for 3 to 4 months, hardly used before.

Car can start after battery change, but have smoke coming out somewhere from engine compartment.
local mech mentioned need to do engine overhaul ~ RM1xxx and aircond change rm1xxx
he was recommending using a bigger aircon compressor

Is such pricing normal ?

btw i am also looking for second hand sports rim for this Kancil, appreciate any recommendation

Is it legal to bond a new employee?

Usually if they send for training or sponsor professional course then there is justification to impose bond agreement to employee.
But never heard of such condition for new employee.

If you are a director at one company, is it lawful to be working for another company(salaried employee) ?
assuming there is no conflict of interest between both companies .

Selling house still under Islamic Loan

Good Day

I am getting an apartment , so now have housing loan offer from Maybank islamic.

Loan amount 178k
BFR rate 4.4% ( -2.2 of blr) for 30 years so monthly payment is at RM893
if i service the loan for the entire 30 years then the total intrest works out to be
360 x 893 - 178 = RM 143 480 which is quite resonable compared to other banks.

And if i decide to withdraw EPF to pay off some of the principal ( is there such thing as principal loan amount in islamic), does it work the same as Conventional loan ?

Because i see under the Profit Margin: Ceiling Profit Rate, the bank sales price is RM596,373.
If i want to settle early/ sell off house ( in 6- 10 years time), how much will be the outstanding ?

Good day folks,

I am actively seeking property around RM250,000.
Targeting Shah alam area, kinrara puchong.

So far only houses in Sri Muda Shah Alam fits my budget. The houses closer to kesas seems to be in good neighbourhood.
i also seriously looking at apartment unit at taman Bukit Pelangi. Its very close to usj 4, where i need to travel daily.

Seems to be in quiet , and low density apartment. Surveyed few units , the swimming pool seems little murky and the gym equipment all had rusted as if no maintenance was carried out. But the area around the units are clean. I see mostly locals there.

The agents say maintenance is at rm18x but the security supervisor says rm200.

anyone with comments about this apartment ?

Regarding Selling Property

Good day

My existing tenant wants to buy the house from me. He wanted to use his own lawyer. First he asked land/house grant . Ok, i had to request my bank and pay them for this. Next he is asking IC and my existing loan statement etc ( i am still servicing the house loan)

Now i am getting suspicious. I don't remember needing all that document when i bought the house from the previous owner.

I remember the purchaser supposed to pay 10% and sign the S&P before going on to apply for his loan. His lawyer and the bank need to settle the paper work between them.. am i right ?

Can any members here post the guidelines for selling house .
