Anyone here have any experience staying in Cyberjaya? I find that it is one of the few places that is still considered affordable and you can get landed properties at a much lower price, and sort of close to cities and advanced community, compared to more outskirt places like Kajang/Seri Kembangan/Batu Caves for the same price

Was thinking to proceed with Houzkey for a particular project (paid booking), and the government announced a state of emergency. Will this be a good time to still move on, considering Houzkey I paid nothing and will pay nothing till I get the keys (3 years later).

What about others? Will you reconsider your purchases in the past? Seems like this darurat will most likely cause a tank in the economy, and jobs will be affected.

How to enforce discounts not in SPA?

Hi all,

How do you make sure the developers deliver the promised discounts not stated in the SPA? I see that it's normal now for developers to give huge discounts to offset DP and some even give cashback by borrowing more money from the banks with a higher SPA price.

But what's stopping the developer from saying something like "Oh, the promotion discount hit quota already so you still owe us xxx amount".

Ethics in Booking Properties

I want to spark a discussion between buyers, current owners, and agents in this forum.

1. What do you define as booking?
My experience is that it is clearly stated in the booking form that it is part of the 10% downpayment legally required. But as we all know, developers nowadays have 101 ways to go around this, some even taking in bookings before acquiring APDL.

2. Are properties intentionally booked by non-buyers to drive up perceived demand of project?
We all know the good old booking chart and stickers. But how real is that and how is it being regulated, nobody knows. My experience is that the sticker will stay up there even though a buyer who has placed a booking changed their minds or got their loans rejected. There are also some assumptions that sales agency/agents can book units without actually purchasing it, is it true?

3. What are internally booked units?
With the recent observations of new projects, affordable housing is more or less a requirement by the state government, especially in selangor. I have noticed that what some developers choose to do (for mixed development with required affordable housing aka rumah mampu milik) is to "reserve" the units or "book" them internally, not putting it out for sale. Is there any reasoning behind this or to prevent the public from purchasing these affordable units?

4. Is there a fair price to pay for booking and what happens to the money if you choose to terminate it?
The usual and imo reasonable one is to fully refund your booking fees if you change your mind/loan rejected, and it's the most practiced one out there by developers. But personally I have been offered from RM30 up to RM15k fo booking, so the question is, where do we draw the line? I've read and known cases where it took people months to get their booking fees back and some would outright forfeit it for "admin charges" etc. What are your thoughts?

Feel free to discuss . As a background, I have been to close to 30 projects and sales gallery for the past 3 months and these are just the trends that I'm noticing.

Question: HOC Joint Loan but Single Name in SPA

Hi,

Currently we are applying for a joint loan but in the SPA only 1 name from the joint loan. Does the exemption of all the stamp duty for SPA, stamp duty for MOT, loan stamp duty apply for both of us under the HOC? Same question for legal fees as well, is it exempted for both of us under the HOC?

Currently deciding between a 1060 3gb or rx470 4gb as they are within the same price range (sadly TT).

Was wondering is it worth the upgrade to a 1060 6gb or rx480 4gb or downgrade to a 1050ti 4gb for more vram?
