Dear all taikos,

I just got the quotation from one of the contractors and find it a bit too pricey. Would like to get some feedbacks from you guys so that I will not be conned.

[attachmentid=4323113]
[attachmentid=4323114]
[attachmentid=4323116]

[WTA] Subsales Property Floor Plan

I'm buying a double-storey terrace house and have some doubts on the following issues:

1. The property agent told me that the owner has lost his previous S&P, so we proceed with the title and offer letter. But I've just realized that I do not have the floor plan, piping plan, and electric wiring plan of the house. Where can I get these? (Sorry if it is a noob question, first time buying subsales.)

2. The owner has done ground floor kitchen extension previously without getting approval from the local authority (damn ugly extension). Owner claims that it was done many years ago until now nobody disturb. If I were to apply for a proper approval, will I get penalty on this since now I am the owner and the extension was done without approval? How much is needed to obtain approval and how to go about?

3. There is a pillar in the middle of the car porch which according to the property agent, it is to support the second floor hence cannot be removed. Is it true that there is no other way to "support" the second floor?

Thanks in advanced for those taikos who can help clearing my doubts.

Finding the Owner of Vacant Property

I'm interested with a double storey terrace house, its corner lot, vacant and looks like dilapidated, windows broken and gated with the galvanized plate. If follow the plot of usual Hong Kong drama, it's like a drug lair where the drug dealer produce cocaine or heroin inside. I have seen nobody went into nor came out from the house. Occasionally there are cars parked outside the house but it was the neighbor's car or their friends visit. The whole row of terrace houses are nice except for this corner one. I've tried to ask around but nobody knows who owned it and where is the owner.

If I were to buy this property, who can I check with? Any advice for me in buying this kind of house? Most probably need to rebuild everything but I'm still keen to explore the possibility of acquiring it.

Thanks.

Question on Booking Deposit

First time buyer so I am not familiar with the payment arrangement. Would appreciate if any taiko here can help me on my question regarding booking deposit.

I paid RM2000 booking deposit to the developer and applied housing loan with a bank. It is an underconstruction apartment, the selling price is RM300k with early bird discount of 10%, so the actual price is RM270k. The bank approved my housing loan and finance the amount of RM270k + MRTA, and I have started to serve the loan interest for 2 months already. But now I am wondering, where does my RM2000 booking deposit goes?

Personal Overdraft Facility

I would like to place an FD with a bank, and request for overdraft facility by pledging the FD as collateral. But when I approach the bank personnel (various banks' PFC), they seems do not have any idea of this bank product. Hence, I would like to check with all taikos here if anybody have the information:

1) What is the minimum FD amount required to be pledged for overdraft facility?
2) What is the interest rate charged on the utilized portion of the overdraft facility?

Thank you.

Internet Scam

I have been receiving many spam emails, especially from the Africa. Most of them would say their father la, husband la, dead already and have left them with few million US dollars. Now they are giving some "reason" that they want to travel to Asia la, want to use this funds for charity la, and want to remit this money to you. So they want to ask for your name, address, and contact. Seriously do not understand why would they want such information and how it would hurt you if you gave them such information?
