1st time house buyer here. Looking for 500k condo in klang valley for rental investment. Any good recommendation from fellow sifu?

Have been eye-ing pv3/5 in setapak (~430psf). Roi is very low like ~4% but there are sime darby and sunway montana projects just across the road which might be the price booster after completion.

Appreciate advice from fellow sifu. Tq in advance.

Anyone heard of this Mahsuri & Mahlinja Residences @ Sekinchan Perdana by Bina Variamas?

If I am not mistaken, sekinchan is flooded by tourists every weekend and we need to book the hotel/motel/home-stay at least 2 weeks in advance. The demand of accommodation for tourists during the weekend is much higher than the supply.

Selling price ~ RM360k for 1248sf (only 2-3 units left)
Maintenance ~ RM0.20/sf (RM250/month)
Monthly installment ~ RM1600

Target rental ~ RM400 / day

Assuming rent out every weekend, rental/month = 8*RM400 = RM3200 (told by a friend stays in sekinchan)

It sounds like a very good investment with high roi.

Appreciate advice from those who are familiar with this area.

Anyone heard of the phase 2 of this condo (block c &d)?

around 1270 sqft 4 rooms 4 toilets. Indication price around 545k...

Official launching by early June.

Walking distance to IUKL, 3 mins driving distance to Uniten. Another booster is upcoming MRT line 3 will be located 500m from the condo.

Anyone familiar with this area? Appreciate your advice.

Property Introducing Commission

Any sifu can tell me the normal property introducing commission that ppl usually get from the property agent?

Is there a fixed rate or field practice at least 1% of the sales value?

What is the min percent i should ask from the property agent?

As far as I know, trainees will be given chances to gain some shop floor experiences for 3 months and then get involved in some mini-projects for 6 months. After that, trainees will be sent to Hanover for 6 months training. After all that training, trainees will have to start handling projects by themselves. This program lasts for 2 years. Has anyone heard about this program before? Please share some information here as in remuneration, working environment, learning opportunity, ect...
