            <title>Loan Legal Fee</title>

            <description>Hi all, &lt;br /&gt;&lt;br /&gt;I have a question regarding the loan legal fee.&lt;br /&gt;&lt;br /&gt;I had just purchase a subsale apartment at the price of 185K.  The bank value it at 162K.&lt;br /&gt;&lt;br /&gt;I need to know is there any standard calculation for the loan legal fee?&lt;br /&gt;&lt;br /&gt;The bank quote me for legal fee around RM4K and around rm800 as valuation fee. Is the amount reasonable? The tricky part is, I ask the banker on the legal fee amount, but he ask me to go and ask the agent. A bit weird to me. Is it normal? The agent company is providing the service on help me to apply loan, look for lawyer. And he ask me to standby around RM12K for the legal fee for both SnP, stamp duty and loan legal fee. Is it that costly?&lt;br /&gt;&lt;br /&gt;Beside the loan legal fee, i still need to prepare stamp duty and S &amp;amp; P legal fee right? Can any taikor tell me how much cash i need to prepare for each section, thanks a lot&amp;#33;&amp;#33;</description>

            <title>Setia Eco Village at Johor</title>

            <description>Hi guys, there is a new launch of Double storey house at Setia Eco Village at Setia Eco Garden. I&amp;#39;m take it as an investment purpose.&lt;br /&gt;&lt;br /&gt;I&amp;#39;m seriously looking at this development and would like to seek for comment from all the Tai kor tai jie here.&lt;br /&gt;&lt;br /&gt;Basically what I think of the advantages are:&lt;br /&gt;1. Its greenery concept, there is not much area at Johor with such concept. My first impression is the area is targeted for Singaporean as the selling price of Eco Village is rather high.&lt;br /&gt;2. Easy access to Singapore by using own transport, since I&amp;#39;m working at Singapore Jurong area, I can reach my working place within 30 Mins drive.&lt;br /&gt;3. Easy access to industrial area (SILC, NCIP), Educity, Medical City, Setia Buisness Park.&lt;br /&gt;4. There is international school and a chinese primary school in Eco Garden itself.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;However, I do identify some of the disadvantages here:&lt;br /&gt;1. The location is at the outskirt of Johor, nearest mature township at Bukit Indah, however, it will takes around 15-20 mins drive to the area.&lt;br /&gt;2. The township is immature, the shoplot in the district is still not operative, it will takes me 10-20 mins to look for food around gelang patah or bukit indah area. &lt;br /&gt;3. The industrial area, educity and setia buisness park success is still a myth, I do not know the potential of it at this rural area.&lt;br /&gt;4.
