Hi sifus

I am looking for a property manager in Johor Bahru to take over looking after my property in Johor.

I dont have enough time to do it properly, so I figure it is better to outsource it.

I am after a property mangers who will look after all aspects - finding tenants, signing contracts, collecting payments, property maintenance for any issues that arise etc.

I am also looking for another property, so it makes more sense to outsource.

Any recommendations - even if you prefer via PM that's fine.

My aunts just sold her property

The tax on capital gain is RM8000

Does she need to pay now upon signing SnP to the lawyers?

Or does she pay it in her tax return at the end of the financial year?

I need to get an official Valuation done of the property I am living in, they owner is selling, so I am thinking of buying.

But, I want a proper valuation done first.

Palm Oil Plantation - How to buy and manage?

I am interested to get involved in Palm Oil Business, so I have been looking for land - not big, just 10 Acres or so.

But, I am so curious - I see HUGE land sales - example:

Palm Oil Agricultural Land
- Cost: RM1.1 Billion
- Land: 30,000 acres
- Yield: 200,000 FFB Metric Tonne

So my questions are:

1. How in the world to buy land worth RM1.1 Billion
2. If the land is alreadt planted, where are the workers / housing for workers / mills etc?
3. Why are they selling the land and not the business running the land? Woudnt they have a full business, employees etc? So why only sell the land?
4. Why advertise on sites like mudah and iproperty? These are billion Ringgit asking price, how can common person be interested?
5. Again, HOW to buy this ... on what conditions will bank provide funds for this?

Buying Condo with number 3A

Hi sifu's,

I am conidering buying a condo, well service apartment actually.

It is on 27th floor, corner unit, but the unit number is 3A.

I checked and every floor has unit numbers 1, 2. 3, 3A, 5 etc

I am not superstitious, so for me I don't care.

But this is investment property, so I will be looking for rental and capital appreciation.

Any problem?

Advice?

Bought Under-construction property for cash

I need advice and knowledge of all sifu's please.

I bought a bungalo under- construction property for own stay, and I bought it for cash, no finance.

At the time I put a down payment , and calculated that I would have enough to pay in full cash on completion 2 years from signing SnP..

There is about 4 months till completion and I have realised that I am not going to have enough on completion.

Bangalo SnP was for RM2.6mil - but I will end up about RM500k short.

What are my options?

What are the consequences for me?

What will the developers do?

Please help advice needed.
