            <description>&lt;b&gt;To own a Property in Bangkok&lt;/b&gt;:&lt;br /&gt;&lt;br /&gt;If you interested to get a Freehold property in Bangkok; the only way is to get a Condo Unit. &lt;br /&gt;&lt;br /&gt;In Thailand most of the condo having 49/51 rules. Meaning not more than 49% of the area of one condo project can sell to Foreigner. &lt;br /&gt;&lt;br /&gt;There&amp;#39;s no Solicitor/Lawyer involve in the deal, the process of buying and selling just involve two parties: Seller and Buyer&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Majority project Not offering loan or mortgage offer to Malaysian at this moment. &lt;br /&gt;&lt;br /&gt;Payment for offplan project normally 30% upfront then Signing Contract, when completed pay the balance of 70%+ 1% of transfer fee (another 1% will be bare by developer)+ Sinking fund (depends on project)&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Landed Houses etc&lt;/b&gt;&lt;br /&gt;&lt;br /&gt;If developer offer to buy, only can be leasehold not more than 30years, developer normally will offer to renew for another 30% or 60years every circle only 30years Max.&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Rental Market in Bangkok&lt;/b&gt;&lt;br /&gt;For those good location example Sukhumvit (BTS area), Sarthorn area etc.. rental normally will be around 4-7% &lt;br /&gt;&lt;br /&gt;Land Price from20-260% as too any demand still very high.&lt;br /&gt;&lt;br /&gt;&lt;b&gt;My suggestion:&lt;/b&gt;&lt;br /&gt;Only focus on Wellknow developer project, please do not simply invest due to cheap etc, Bangkok Market is more base on company reputation, more to branding rather than the actual price. &lt;br /&gt;&lt;br /&gt;&lt;b&gt;Developer&lt;/b&gt;&lt;br /&gt;Developer such as SANSIRI, LAND AND HOUSE, DIPLOMAT is good.
