Questions for OCBC housing loan

Hi, I am thinking to apply a housing loan from OCBC, but what I heard from the banker say ocbc only offers term loan. However, I can make a capital repayment so that i can have aving on interest and when i need the money, this also allow me to withdraw the money ( something like full flexi loan).

Besides doing the capital repayment, i can do an advance payment as well, this also help me to save some interest too but the money I put in under this advance payment is not allowed to withdraw.

I wonder are we allow to withdraw the money out under this term loan - capital repayment? Appreciate for any ocbc bankers clarify on this matter. Thanks.

Hi all, have some questions and hope all sifu here can help me out.

I wonder what is the correct way to lose weight and firm up the muscle?

Some friends advise me work out everyday and each day do a 30 minutes cardio exercise first, then follow by weight lifting. After the weight lift, then do another 30 minutes cardio exercise.

But some other said instead of working out everyday, they advise me do the weight lifting at the alternate day basic so that my muscle have time to rest and a 1 hour cardio exercise for the rest of the days.

So, which is the correct and most effective method for me to follow?
50% stamp duty exemption

Hi all,

Just wonder if I already have my 1st house and wanna purchase the 2nd house, am I eligible to have this 50% stamp duty exemption? The agent keep telling me i can have this exemption, but i think the 2011 tax budget only stated this exemption is for people who purchase their FIRST house only.

Is the agent telling the truth? Appreciate if anyone can explain on this. Thank you.

Questions regarding 3+1 SPA

Hill all, have a doubt on the 3+1 SPA and hope you all can help me on this.

My mom decided to sell off her house. Buyer said he will pay cash instead of getting loan from bank. What I understand is buyer pay 10% deposit then the balance 90% will pay after the title is transferred. In this case, since it's 3+1 SPA, does it mean my mom needs to wait at least 3 months time in order for her to get the balance of 90% or she can receive the fund as long as the title is transferred? She still have outstanding with the bank.

Appreciate if all master here can explain to me the 3+1 SPA and the procedure that we need to do. Many thanks in advance.

Great Eastern Medical Card Co-Insurance Questions

Hi all, I were approached by one of my friends who just recently join Great Eastern. As I don't have any medical card yet and he advise me to have one. Maybe he is new in this field, after the explanation, I still have some doubts in my mind which I hope someone over here can help me to clear it out.

On the quotation, it stated subject to 10% co-insurance, subject to a maximum of RM500

20% co-insurance, with no max cap for plan sm100 & sm150 if upgrade room and board

20% co-insurance, subject to a max of RM3000 for plan sm200/300/400, if upgrade room and board

So, exactly how much co-insurance I need to pay if i admitted to hospital? If have a kidney failure treatment, the co-insurance apply to the total bill or some of the charges?

I appreciate if someone can help me on this or perhaps provide some example for easy understand. Many thanks.
