Hi there,

Any bros and sis here familiar with the job application process for Singapore?

Do you apply for the employment pass after you secure a job there or do you apply for the employment pass first, get it approved and then go on an interview spree?

Hi Forumers,

I am sure quite a number of us are working in a 9-6 job from Monday to Friday, salary in the range of 2K to 4K.

Just curious, what do you guys do after work/during weekends to increase your income? Any experience to share?

Property JV question

Dear sifus,

Is there such an arrangement in the property investment market where two investors control different equity portion of the property?

Example:

Mr A is a cash rich, risk averse investor. He wants to enjoy rental cashflow and capital appreciation in property investment but at the same time, does not want to pay the monthly mortgage.
Mr B has a stable job and is more risk tolerant. He too wants to profit from property investment but has got no bullets for the downpayment.

So, Mr A and Mr B team up to buy a property. Say, Mr A puts up the cash for the downpayment, legal fees, renovation, etc. and controls 15% equity while Mr B services the monthly mortgage and controls 85% equity.

If everything goes well, Mr A and Mr B profits from the rental cashflow and price appreciation when property is sold. Of coz, higher profit margin for Mr B and lower profit margin for Mr A.

If things go sour, Mr A's loss is limited to the downpayment and for Mr B, the monthly mortgage payment during empty tenancy period (or price differential if the house is auctioned off)

Is such agreement possible in Malaysia property market? What are the downsides? Looks like a "win win marriage" to me if it does exist...hahaha

RMAH Money

To all Diablo 3 sifus out here,

When we sell on RMAH, how do we get our money? To withdraw money from RMAH, we need to link paypal to our Diablo account. However, before we can link the paypal account, we need to sign up for the sms battlenet authenticator, which requires a US phone number with a data plan.

With all that restriction in place, all sales on RMAH will naturally be converted into virtual currency on battlenet, which can only be used to purchase Blizzard products.

So, how do all the sifus here convert RMAH sales to cash? Please advise.
