            <title>Property investment still can sustain?</title>

            <description>Hi all sifus, would like to gather opinion on the future of property investment in Malaysia, particularly in Klang Valley area. &lt;br /&gt;&lt;br /&gt;For landed, most township planned on outskirts of city and selling for 600k to 800k (generally double storey). Potentially capital yield when the property price increase to 1 mil in 10 years?&lt;br /&gt;&lt;br /&gt;For highrise (near to the city town), the price has already either stagnant or drop from peak. Judging for so many highrise projects and so many affordable projects such as RumahWIP, SelangorKu, Prima, PPAM etc. &lt;br /&gt;&lt;br /&gt;Based on observation, there are still many buyers buying into new projects particularly for high rise, are they all buy for own stay?  If no, what could be their expectation in the coming 5 - 10 years? Are they go for capital appreciation or rental play? If rental play is there any price advantage to compete with affordable projects which have much lower cost?&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Please feel free to discuss. </description>

            <description>&lt;br /&gt;Would like to know how do you guys calculate the net rental income for multiple property.&lt;br /&gt;&lt;br /&gt;Property 1&lt;br /&gt;&lt;br /&gt;Gross income for property 1 - A&lt;br /&gt;Deductible for property 1 - B&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Property 2&lt;br /&gt;&lt;br /&gt;Gross income for property 2 - C&lt;br /&gt;Deductible for property 2 - D &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Cal 1 : &lt;br /&gt;&lt;br /&gt;Net rental income = A + C - B - D = X ?&lt;br /&gt;&lt;br /&gt;or &lt;br /&gt;&lt;br /&gt;Cal 2 : &lt;br /&gt;Net rental income for property 1 = A-B&lt;br /&gt;Net rental income for property 2 = C-D&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;There are different in both scenarios as calculation 1 could offset lost on one of the property from another property income. &lt;br /&gt;&lt;br /&gt;Any sifu can advise?</description>
