            <description>Hello everyone,&lt;br /&gt;&lt;br /&gt;I&amp;#39;m currently in my final phase of my Lancaster MBA study, and I&amp;#39;m doing my thesis on &amp;#39;&lt;b&gt;The Effect of Switching Costs to the Loyalty of Business Customers&lt;/b&gt;&amp;#39;.             <title>Bank lost the grant for the house</title>

            <description>Hi guys, not sure if anybody have run into this kind of situation. Last year, I run into this house to sell ad from a property agent. After agreeing the price with the seller, I proceed with the necessary. Paid down payment, sign S&amp;amp;P, secured a loan and paid the rest of the down payment to the lawyer (me and the seller are using the service of the same lawyer). And from what I saw at that time, there is no problem on the seller side (just 1 name on the title, grant already out, no dispute from their family) so I initially expect the process to be smooth. Early this year, the seller&amp;#39;s loan has been fully paid by my bank, and I&amp;#39;ve been paying interest since then, no problem there.&lt;br /&gt;&lt;br /&gt;Fast forward to April this year, the name change process is still not completed, so I gave my lawyer a call to ask for updates, and they told me that the delay is caused by the seller&amp;#39;s bank that does not have the grant for the house.  I was shocked, but my lawyer assured me that the grant must definitely be with the lawyer that handles the loan for the seller from 15 years ago. They said they will look for this lawyer to ask for the grant. I was still concerned because it has been a year since I signed the loan agreement with the back, and I have received a letter from my bank saying that I will have to start paying the full amount of the instalment because it&amp;#39;s stated in the loan agreement that the full payment will automatically start after 1 year of the loan agreement.&lt;br /&gt;&lt;br /&gt;So just now, after a few weeks since my last call, I called my lawyer again to ask for any update. And they told me that the grant is not with the seller&amp;#39;s old lawyer, and that means that the grant is totally missing and they don&amp;#39;t know what to do. I was pissed off, but I didn&amp;#39;t know what to do as well. I&amp;#39;ve started paying the full instalment last month, but my bank can&amp;#39;t disburse the full amount to the seller because there is no grant, so the seller also can&amp;#39;t move out. Can anyone advise me what can I do to proceed with this case?&lt;br /&gt;</description>

            <title>Tutor got pounced by a cute dog</title>

            <description>PETALING JAYA: A college tutor required multiple stitches when she sustained deep gashes on her right arm after an attack by a Rottweiler outside her home in Kampar.&lt;br /&gt;&lt;br /&gt;B. Gaitri Devi, 33, almost passed out from excessive loss of blood during the attack on Nov 3. She was discharged from hospital three days later.             <title>Peugeot car price will increase next year</title>

            <description>Here&amp;#39;s what happened. I&amp;#39;ve made a booking for a car last month. And last week I&amp;#39;ve made a request to my sales person to delay the delivery of my car to April next year, as I don&amp;#39;t need a car right now. The sales person said she will need to discuss this with her boss first. And just now, I got a call from her, saying that she can do that. But, she said the price of the car will increase 6%-7% starting January next year. If I&amp;#39;m okay with it, they&amp;#39;ll be happy to do it. So, I&amp;#39;ve canceled my plan to delay order, and ask her to order it before the end of the year. So, is it true that the price for cars will increase next year?             <title>Should I fix dents before I sell my car?</title>

            <description>Hi guys, &lt;br /&gt;&lt;br /&gt;I want to ask for your opinions here. I currently have a 2006 Myvi 1.3 SXi (manual) with over 86,000 km done, and I&amp;#39;m planning to trade it in for a Pug 407. The sales person quoted me RM32,000 for it, but she didn&amp;#39;t take a look at the car when she quoted it. I&amp;#39;ll probably meet the used car dealer next week. The problem is, I have quite a few dents and scratches on the body and the bumper. And also the engine oil tank and a few metal is is dented and started to rust because i ran over a coconut tree stub a couple of months ago (you can only see it if the car is raised up at the workshop). I&amp;#39;m hoping to trade it in for as high as possible. Should I repair these items first, or I just simply give it to the used car dealer like that. And yesterday, I&amp;#39;ve went to a second hand car dealer in Kelana Jaya to ask them to quote for me how much they want to buy the car for, and they can only give me RM27,000 max.&lt;br /&gt;&lt;br /&gt;So, I have 2 questions for you guys.&lt;br /&gt;1 - Should I repair the dents before I show it to a perspective buyer&lt;br /&gt;2 - Should I try to sell the car myself instead of trading it in (meaning, can I sell the car higher than the RM32,000 that the Peugeot sales person quoted me)</description>

            <description>hi guys. i don&amp;#39;t know if there&amp;#39;s a topic for this already. recently i&amp;#39;ve booked a condo at kota damansara, and i&amp;#39;m currently trying to find a bank to approve my loan. the only ones i&amp;#39;ve looked at is standard chartered MortgageOne, and one from al-rajhi bank. but just this evening, someone from mortgage broker called me, asking if i&amp;#39;m interested in their service. she said they provide the service of finding the best bank for me to get the lowest interes rate. but she doesn&amp;#39;t know anything about me or the property that i&amp;#39;m trying to buy. she only know my name and contact number, typical telemarketer style. but has any of you guys ever heard of this service before? &lt;a href='http://www.mortgagebroker.com.my' target='_blank'&gt;mortgagebroker&lt;/a&gt; . i&amp;#39;m pretty interested coz they can actually find a bank that has the lowest interst rate for me, without the hassle of going to the bank and asking them myself. but some might argue that all banks have basically the same interest rate. and they claim that the service is FOC, because the bank will pay them for the service. and is it safe to hand over my financial and personal details to their agents? what do you guys think? should i use this service, or should i just go to the bank myself? coz i need to sign the purchase agreement before this saturday</description>
