Ugly Bungalow vs. Ok Semi D vs. Nice Terraced

As topic says, if everything else is equal, e.g price, neighborhood, area all the same. Which would you choose to buy for own stay? An ugly looking bungalow, a normal looking semi D, or a very nice looking terraced house?

Developer wants 10% deposit before applying loan

I plan to buy a completed house from the developer. But the developer wants me to pay a 10% deposit then only apply for bank loan, then sign the S&P. I told him what if I pay 2 or 3% booking fee, then apply loan and once the loan is approved I would pay the remaining 7 or 8% and sign S&P but he said no.

I ask what if my loan is not approved and he told me to check with bank first. I said I can check with bank but that does not mean 100% guarantee it will be approved later when I apply.

Wondering if this is standard practice and if it is safe on my part? Please help.
