            <title>Legal Process for Buying a Subsale</title>

            <description>Hi,&lt;br /&gt;&lt;br /&gt;I have a question here. If I am buying a unit in an apartment that has strata title issued, but the seller hasn&amp;#39;t executed the MOT yet with the developer, then what are the process that I will have to go through under a normal sales circumstances?&lt;br /&gt;&lt;br /&gt;Correct me if I am wrong:&lt;br /&gt;1) Pay booking fee to agent&amp;#39;s company (3%)&lt;br /&gt;2) Find SPA Lawyer&lt;br /&gt;3) Ask SPA lawyer to do title search and ask the lawyer to get a written consent from developer for a direct transfer of the title to me (will this cost me differently..as in more legal fees and admin fees?)&lt;br /&gt;4) Sign the SPA&lt;br /&gt;5) Pay the balance of 7% to lawyer stakeholder sum&lt;br /&gt;6) I am taking a company&amp;#39;s loan, so I can only apply loan here at this point. But assume I have gotten the offer for loan d. &lt;br /&gt;7) ?????&lt;br /&gt;&lt;br /&gt;The execution of MOT is actually an entirely different process with different fees izit? Or can I not transfer the title also (same like what the previous owner did), haha... i mean for that no need to rush rite?&lt;br /&gt;&lt;br /&gt;Thanks&amp;#33;</description>

            <title>Anyone knows what is this apartment&amp;#39;s name?</title>

            <description>Hey guys,&lt;br /&gt;&lt;br /&gt;I know there&amp;#39;s another thread on Andari Townvilla here, but that thread almost died lo.&lt;br /&gt;&lt;br /&gt;Just wondering if it is alright for someone like me who work in KL city centre to live in Selayang. &lt;br /&gt;&lt;br /&gt;Is Selayang safe? is it densely populated? &lt;br /&gt;&lt;br /&gt;I am not a KL person, but I have been living in Damansara Perdana throughout my 3 years here. &lt;br /&gt;&lt;br /&gt;I am considering Selayang because of the budget and also a google search says that Andari Townvillas has a lot of greens around it, which is something i really like.</description>

            <title>Developer listed on Senarai Projek Sakit by KPKT</title>

            <description>can I ask if the developer is listed under project sakit list from kpkt website, does this mean the developer is no good?&lt;br /&gt;&lt;br /&gt;The house i wanted to buy from this developer has already launched phase 1 some where in aug 2013 and all sold out now. and can see already 50% complete. the one i wanna buy is in phase 2. but now i see they are in the list of project sakit makes me feel doubtful... &lt;br /&gt;&lt;br /&gt;Can i know how will i be protected if the developers fail to deliver the house or fails to deliver the house on time? or shud i call up kpkt to ask them more specifically on which project the developer is late in delivery its house? &lt;br /&gt;&lt;br /&gt;from what i understood from kpkt website, Projek Sakit : Projek yang mengalami kelewatan melebihi 30% berbanding kemajuan yang sepatutnya atau telah tamat tempoh Perjanjian Jual Beli (PJB).&lt;br /&gt;&lt;br /&gt;first home buyer here. so kinda scared. developer is also a small company, focusing in developments in klang and kuala selangor. i already checked their company&amp;#39;s financial statements and they seem fine... financially...</description>
