I am looking for bathroom sinks/ basins.

Which shop LYForumers suggest to go for really good deals for bathroom sinks/ basins in KL/ PJ/ Kepong area?

And if any of you know anywhere that sells a really tiny bathroom sink/ basin at the size of 500mm x 280 mm, really appreciate it if you could tell me where.

Concrete/ Cement Flooring vs Retiling

I have to retile my 786 sqft studio apartment. Was considering between concrete/ cement flooring or retiling with new tiles. Which is cheaper here in malaysia?

Legal Process for Buying a Subsale

Hi,

I have a question here. If I am buying a unit in an apartment that has strata title issued, but the seller hasn't executed the MOT yet with the developer, then what are the process that I will have to go through under a normal sales circumstances?

Correct me if I am wrong:
1) Pay booking fee to agent's company (3%)
2) Find SPA Lawyer
3) Ask SPA lawyer to do title search and ask the lawyer to get a written consent from developer for a direct transfer of the title to me (will this cost me differently..as in more legal fees and admin fees?)
4) Sign the SPA
5) Pay the balance of 7% to lawyer stakeholder sum
6) I am taking a company's loan, so I can only apply loan here at this point. But assume I have gotten the offer for loan d.
7) ?????

The execution of MOT is actually an entirely different process with different fees izit? Or can I not transfer the title also (same like what the previous owner did), haha... i mean for that no need to rush rite?

Excelsa Apartment in Seri Kembangan is said to be landslide prone. got some news article bout it a few years back. I think 2009.

Is it still the same?

Hi guys,

Any of you know what is this apartment called?

It is located inside of Serdang Heights (not sure if there's a 2 behind serdang heights)

I went to look around the aprtment for a name but couldnt find any. blind kot.

Anyways, it's near Bayan Villa at Bukit ikhlas.

I asked the guard outside the entrance of serdang heights 2 and they told me it is Serdang View Apartment.

If this is correct, anyone selling their unit here?

I know there's another thread on Andari Townvilla here, but that thread almost died lo.

Just wondering if it is alright for someone like me who work in KL city centre to live in Selayang.

Is Selayang safe? is it densely populated?

I am not a KL person, but I have been living in Damansara Perdana throughout my 3 years here.

I am considering Selayang because of the budget and also a google search says that Andari Townvillas has a lot of greens around it, which is something i really like.

can I ask if the developer is listed under project sakit list from kpkt website, does this mean the developer is no good?

The house i wanted to buy from this developer has already launched phase 1 some where in aug 2013 and all sold out now. and can see already 50% complete. the one i wanna buy is in phase 2. but now i see they are in the list of project sakit makes me feel doubtful...

Can i know how will i be protected if the developers fail to deliver the house or fails to deliver the house on time? or shud i call up kpkt to ask them more specifically on which project the developer is late in delivery its house?

from what i understood from kpkt website, Projek Sakit : Projek yang mengalami kelewatan melebihi 30% berbanding kemajuan yang sepatutnya atau telah tamat tempoh Perjanjian Jual Beli (PJB).

first home buyer here. so kinda scared. developer is also a small company, focusing in developments in klang and kuala selangor. i already checked their company's financial statements and they seem fine... financially...

Is it wise to purchase a single storey house without gates?

But it's near Setia Alam. Less than 10 minutes drive.

Also what do u guys think of Meru? Too much factories?
