Isn't it risky to open bank account overseas?

I am thinking of opening a bank account and a stocks account (to buy stocks) in Singapore.

For bank account, we can put joint name so that in case of death of either one, the other party can withdraw.

What about stocks account? Any simple measure to safeguard ourselves so that at least upon death of account holder, the holdings can go to descendants?

I have a will drawn up in Malaysia. I do not think it will be effective in Singapore. Please suggest some solutions. Much appreciated.

How to be sure "Landlord" is Owner?

As far as I know, nobody checks the SPA when renting properties. I just wonder if people are actually dealing with the real owner. For example, the real owner might allow tenancy agreement to be put under wife's name to avoid tax. Are there any legal implications for both the owner and the tenants? Is the tenancy agreement still valid? If the tenant sign in good faith and the real owner implicitly agrees, then the tenancy agreement is still valid, no?
