Extension of tenancy agreement

Hi all..I am a landlord and my current tenancy agreement with my tenant is 1 year fixed and 1 year optional.

The tenant has decided to extend the tenancy for another year.Now, for the extension of tenancy agreement (just one piece of letter), does it need to be stamped at LHDN? because the original TA is already stamped(1 year fixed + 1 year optional)..

Need advice on condo rental problem(got cheated)

I recently rented out a condo through a real estate negotiator..she found me 2 malay girls as tenants..after signing the tenancy agreement and everything..I decided to pay them a visit on their first day of moving in just to make sure everything is ok..to my surprise..there's a BLACK AFRICAN staying in my condo instead of the 2 malay girls!!! he told me he's her fiancee...

i think the malay girls got some commision from the black african to rent a place for him as it is difficult for blacks to rent a place in KL nowadays especially after so many complaints about them..I also suspect(suspect only) the real estate negotiator also knows about this but decide not to tell me(there's a little weird clause in the tenancy agreement saying that if the tenant doesnt pay the rental by the 7th of every month,the owner has the right to forfeit the deposit,which i find this clause a bit odd).

the names inside the tenancy agreement is my name and one of the malay girl's name..they never mentioned about other people staying in the apartment other than themselves....

What do you guys think about my situation???? what should i do????

Hit and run accident !

At around 12 am midnight 28th April 2011,at the traffic lights beside south city plaza,my sedan car got hit by a dark blue Mitsubishi Triton AFF 7168...the driver was driving like he was drunk and scratched the side of my car...i flashed at him to signal him to stop but he drove off at HIGH SPEED in the small main road of serdang town...

he finally drove into the new village area and i decided to give up the chase as i'm not sure what the outcome would be even if he stopped and confronted me..who knows the drunk f**ker comes down from the car with his car lock and smash my car???and i think i saw a kid at the backseat of the car also...what good example he can give to his kid huh...

any ideas how to get the registration details of the car registration no. AFF 7168???? so that i could visit him and work things out

Went up to genting and faced a long jam on the uphill slope.Put the gear lever on D and the car didn't move at all.Honda SC in puchong said that they will wait for HQ to decide whether to let me claim my warranty on the gearbox,else i have to fork out RM27k for the gearbox!My car's mileage is only 60k and I have been bringing my car for services in the honda SC since the first service every 5000km.Warranty is up to 3 years/100,000km.

any owners experienced the same thing before? please share .

Difference between actual and published maint rate

Everytime I service my Honda City VTEC 2006 in Honda SC puchong,my actual maintenance costs exceeds the published rate on their website.Maintenance was completely routine but I still incur an extra cost ranging from RM50-150 everytime! why is that?

When to buy a new car?

i bought my honda city 2006 in nov 2006.what would be the best thing to do?to trade-in my old car to get a new one in the end of the year or wait for early next year?if it's in the end of the year i can get a better deal in terms of better cash discount or extended warranty but if i trade in early next year my new car will 'worth' better in the long run...help....
