Property Agent offer rental service for new Condo

Hi all, my friend bought Damai Vista in Cheras, recently the Property Agent contacted him and told him the condo will be ready by March 2019. Besides, they also call for a meet up with the owner.

So my friend attended the meeting, and there are other owner in the meeting too. In the meeting, the Property Agent started to promote kind of rental management service.

The Property Agent will help to find the tenant and the rental will be around 3k, the owner will get 80%, and the developer will get 20%. Besides that, the developer got offer renovation service, 40k for the whole unit, but the owner can choose to take their renovation service or not.

Anyone facing this service by developer? Is it some kind of scam?

Need help on procedure to buy a subsale house

Hi Guys, recently I have booked a sub-sale house, so this is the first time I purchase a house, I need some clarification from you guys.
1) My loan already approved, the banker ask me to sign the offer letter, but I haven't sign my S&P, is it OK to sign the letter of offer first before signing S&P?
2) Regarding the lawyer fees, normally how is the payment terms? Like how many % on what procedure, or is it need to pay 100% lawyer fees upon signing S&P?
3) I am qualify to get 50% stamp duty discount, but my lawyer said I need to pay 100% of the stamp duty, then if the 50% discount have approved, only pay me back the 50% stamp duty discount, is this a normal practice?

When to do warranty check on subsale house

Hi Guys, recently I have booked a subsale house, will sign S & P within this week, this house is still under warranty (warranty left around 11 months from now), and the owner not doing any renovation on this house yet. My question is when is the propriate timing to do the warranty check? After signed S & P or after I have officially get the key?

Just to add up something, the floor tiles are very dirty, I plan to wash up the tiles and determine the deffect, is it OK to do that?

[Help] Do renovation for subsale unit

Hi Guys, recently I have booked a leasehold subsale unit, so now waiting the loan approval and sign the SnP. Due to urgent matter, I need to move in as soon as possible, but this house is new and unfurnish (there is no lights and fan), so the agent suggest me to take the key earlier from the owner (if the owner allow) to do renovation, as it takes maximum 6 months to complete the whole process for leasehold unit.

I am here asking:
1) have you guys done in this way?
2) Any risk to consider?
3) When is the earliest period I can take the key from the owner? After signed SnP or after my bank release money to his bank?

I plan to do the renovation first, then when the whole process completed I can directly move in.

Ken Rimba Condominium balcony facing parking lot

Hi Guys, this is my first time posting something in property talk here, hope I can get some opinion here.
Recently I m looking on Ken Rimba Condominium 1, 1119 sqft selling about 400K after discount (1st level), which is within my budget. Estimate to complete in 2018.
The location of this condo is opposite I-city, it is Shah Alam Seksyen 16, I quite like the location and also the layout design of the condo, every unit is corner lot, this is quite nice, but there is 1 downside, which is the balcony is facing a four level parking lot, the distance between the balcony and parking lot is about a 2 way single lane road + 2 sides of longkang.

Here is my questions, I don't mind living opposite parking lot, but is it easy to sell off this unit after 5 years? Thanks.

[SOLVED] Ipad 4 pop up black screen non stop

Hi guys, I just bought an Ipad 4, it is fine when using WiFi, everything working good, until I slot in my Maxis Broadband Micro SIM and on the 3G.

The Ipad can be connected to internet using 3G without WiFi, but there is a black screen pop up, it is in full screen (the status bar on top still can be seen, even cant close it by pushing home button), and there is "Please Wait" on it, with 2 buttons, which are "Accept" and "Cancel", which button I click, the Black screen disappear and appear immediately, after few times repeat, the black screen will become only have 1 button, which is "Close", after I click it, the Ipad working normal with 3G, but after half a minute, the same thing happen.

Even if I didn't click any button, the black screen will disappear itself and appear the same thing non-stop.

Anybody having the same problem? I have latest IOS 6.1.3
