            <description>Hi guys, guru&amp;#39;s...&lt;br /&gt;&lt;br /&gt;i tried to understand how will new impose real property gain tax (rpgt) up to 30% for first 3 years, 20 percent on the 4th year and 15 percent on the fith year will cool down the current sky rocket property price? what&amp;#39;s the impact to small property investor?  will  price going down by next year? will developer slow down on new lunching?&lt;br /&gt;&lt;br /&gt;your sharing much appreciated.. &lt;br /&gt;&lt;br /&gt;*anyway if there&amp;#39;s the current topix with same subject kindly advise for link n will delete mine..&lt;br /&gt;</description>

BUT A SECOND THOUGH BEFORE YOU MAKING DESPERATE DECISION. &lt;br /&gt;*Thanks to BN gov for considering offer below 300k condo in mid of KL (cheras consider kl?).&lt;br /&gt;*1000sqf for below 300k property consider okay lah. RM1,400 monthly for 30 years.&lt;br /&gt;*but if this the only property u&amp;#39;ll ever buy in ur life(consider low income family) is it the best choice ever?&lt;br /&gt;*are u sure wanted to spend all ur life, golden age and dead in high storey homes?&lt;br /&gt;*will u ever consider landed property in ijok, kuala selangor, nilai, seremban,tg malim and others still cheap area, as ur 1st/final house in ur life?&lt;br /&gt;*most of low income owner will be normally have 1 bike n 1 car, than why dont u travel bit far but in return u got a landed property community.. &lt;br /&gt;*sooner or later we&amp;#39;ll be like hong kong people who live their life in high storey community. even malaysia land is much2 bigger than beautiful hongkong n lovely singapore..&lt;br /&gt;*as a person, a parent and a husband, i always consider high storey community as last choice, i&amp;#39;m willing live out skirt of kl, travel a bit further as long my family is live in landed even is a leased property.&lt;br /&gt;*grown up in landed community is super duper difference experience compared grown up in high storey apartment, flat or even condo.&lt;br /&gt;*i&amp;#39;ll sacrifice some portion of mine to give my generation a better experience landed community.. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;*why i thanks BN gov, because they try to do what they has been promise even its too damn late (50years over)..  as i&amp;#39;m not BN nor PR supporter.. &lt;br /&gt;*Thanks to Selangor PR after 5 years taken over, PKNS property price is never be same as before..</description>

            <title>Property price is killing middle class citizen..</title>

            <description>today i have chat to one of my old friend, he say if gov not taken any action on property price or else middle class family could be able to rent only... owning a house (landed or highrise) is become impossible with current market price.. &lt;br /&gt;&lt;br /&gt;middle class family ,age 30years old with 2 children n 1car: &lt;br /&gt;&lt;br /&gt;husband salary 2500- epf,socso,tax (275+60+50) = 2115&lt;br /&gt;wife salary 2500- epf,socso,tax (275+60+50) = 2115&lt;br /&gt;&lt;br /&gt;total balance = 4230&lt;br /&gt;-proton car 700&lt;br /&gt;-childcare fee 300x2child =600&lt;br /&gt;-petrol, toll, maintenance =600&lt;br /&gt;-insurance, ptptn,astro,tnb,unifi,syabas,personal loan =600&lt;br /&gt;-daily meal= 300x2person=600&lt;br /&gt;-household, child milk,pampers=600&lt;br /&gt;&lt;br /&gt;total=3700&lt;br /&gt;balance=530 (which is their current budget for renting)&lt;br /&gt;&lt;br /&gt;i&amp;#39;m not sure how they will be able to own their dream house which is minimum price now are 300k n above.. &lt;br /&gt;&lt;br /&gt;bear in mind 2500 salary is not easy now days.. even some 1 or 2 years experienced engineer earn below that.. &lt;br /&gt;&lt;br /&gt;current BN gov with thier PRIMA project seem to be slow.. some more limited on stock.. ballot make things like gambling.. &lt;br /&gt;&lt;br /&gt;any hope for middle class family?... imagine if your brothers or sisters in this kind of situation.. i feel sad for them.. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;</description>
