hi all, check this out, 5 star hotel and residences.

The location is very near to KLCC. Completion in 2017.

Called developer office and get to now some hotels are booked by overseas clients. ~50% of the residences are being booked.

More affordable homes in major city

Government planning more affordable homes in major cities

The federal government will build more affordable homes in major cities targeting buyers whose incomes range from RM3,000 to RM6,000 per month, according to Datuk Seri Chor Chee Heung, Housing and Local Government Minister.

"We plan to build homes below RM300,000 especially (in) Kuala Lumpur and Penang island which do not have enough houses in that price range," said Chor in a report by The Star.

"Our plan is to build at least 50,000 units in Kuala Lumpur next year," noted Chor, adding that there are still plenty of affordable units in smaller cities. Nonetheless, the government wants more people to have their very own home.

"My ministry is hoping that Syarikat Perumahan Negara Berhad (SPNB) and 1Malaysia Housing Project (PR1MA) will help to build the 50,000 houses in Kuala Lumpur."

Meanwhile, MK Land Holdings Bhd wishes to team up with the government to construct affordable units under the 1Malaysia People's Housing Programme (PR1MA), according to company Chairman, Tan Sri Mustapha Kamal Abu Bakar.

"We will discuss it today (Friday) with the Prime Minister's Office (under which the PR1MA unit comes)," he told reporters after handing over of keys to owners of Metropolitan Square's Block D in Damansara Perdana last week.

He also called on the government release more public land so that developers can build homes that can meet the needs of the middle-income group.

Malaysian property market - remain weak until 2013

The weak performance of the property market will continue until next year as high prices continue to deter buyers, according to Siva Shanker, Deputy President at Malaysian Institute of Estate Agents (MIEA).

"Asking prices are too high. The buying frenzy is over. In 2010 and 2011, some residential sectors saw an increase of about 30 percent, which is way too high and moving towards a bubble. This trend has somewhat plateaued," said Siva.

"What's happening now is there is no meeting of minds between the asking and the accepting price. The gap is just too wide and there are fewer transactions taking place," he added.

Additionally, the disparity between the asking price and the actual price of a property leads to the abortion of the sale, with funding as a major problem.

"For example, the asking price of a property is RM1 million but the valuation amount might only be RM800,000. There's a shortfall of RM200,000 and banks lend you money based on either the selling price or the valuation price whichever is the lower."

"So if the valuation price is RM800,000 and you're eligible for a 70 percent loan based on that amount, you get a sum of around RM560,000. This means the buyer is going to have to top up RM460,000 on his own!"

Meanwhile, Siva noted that the responsible lending guidelines of Bank Negara, which has been implemented this year, also created an impact on Malaysia's property market.

Government keeping an eye on home prices in Malays

The Malaysian government is keeping a close eye on the movement of house prices and is willing to implement other measures to ensure that houses remain affordable for the people.

Datuk Lajim Ukin, Deputy Housing and Local Government Minister, said that several methods were implemented such as the 70 percent reduction of the ‘Loan to Value' (LTV) on housing loans during the purchase of a third and subsequent houses.

He added that the real property gains tax has been reintroduced since 1 January 2010 to cutback speculation that prompted the hike in house prices.

"Currently, the government does not control house prices as it is determined by market forces and free economic practice to encourage the growth of the housing industry," said Lajim.

He added that the government targets to build 78,000 units of low cost houses for the low income group under the 10th Malaysia Plan.

Additionally, the 1Malaysia housing programme was introduced to help medium income groups purchase houses between RM150,000 and RM300,000.
