            <title>Proton Saga BLM vs SV vs Myvi</title>

            <description>Good day guys,&lt;br /&gt;&lt;br /&gt;Currently looking for a car for wifey to send kids to school. Breakdown to list below:&lt;br /&gt;&lt;br /&gt;1. 2008/09 Proton Saga BLM 1.3 - around RM17k - 20k&lt;br /&gt;2. New Proton Saga FLX SV 1.3 - around RM36k&lt;br /&gt;3. 2008/09 Myvi 1.3 - around RM25k - 30k&lt;br /&gt;&lt;br /&gt;In term of price of coz the saga cheaper, but is it reliable &amp;amp; value for money?&lt;br /&gt;Can some owners share the experience in term of:&lt;br /&gt;&lt;br /&gt;1. Fuel consumption&lt;br /&gt;2. Maintenance&lt;br /&gt;3. Problem wise&lt;br /&gt;&lt;br /&gt;Please share your constructive comments.             <title>Sell for Cash or Keep?</title>

            <description>Guys,&lt;br /&gt;&lt;br /&gt;I&amp;#39;m having a good dilemma that need your kind opinion . I have a prop unit with positive rental cash flow. Should I sell it now and keep the cash (approximately RM1 Million nett profit) or just keep it and enjoy the positive cash flow (about 7%)? &lt;br /&gt;&lt;br /&gt;If I sell it, I might able to use the cash for next bullet or to strengthen my sustaining power in case of emergency (like everyone predicted, the next financial catastrophy or bubble burst, finger crossed). But if I do nothing also, the rental income are generating some positive cash flow for me.&lt;br /&gt;&lt;br /&gt;So the question here, is it wise to sell it now while I&amp;#39;m able to cash it out with extra 1 million and loose my monthly positive cash flow? Or better to just enjoy the cash flow and risking the value to drop in the future (will our property price drop?)&lt;br /&gt;&lt;br /&gt;Hhmmm....what say you?&lt;br /&gt;&lt;br /&gt;</description>

            <title>Cockroaches in Car</title>

            <description>Guys,&lt;br /&gt;&lt;br /&gt;Need your help. How do we remove cockroaches from our car? My wife Myvi used to be use for transfering a lot of cooking materials (flours, vege, onions, etc) before, thus make it a perfect place for cockroaches breeding ground. Now even though we already clean the whole car, spray even with ridsect, the cockroaches seem like continue to be there. &lt;br /&gt;&lt;br /&gt;Any ideas? Thanks.</description>

            <title>MRTA issue</title>

            <description>Guys,&lt;br /&gt;Need some clarification regarding MRTA here. As I know, when the owner passed away, the MRTA will kicks-in &amp;amp; pay all the outstanding loan right? Then the property will go to whoever nominated after that. In my case, the house is bought under my wife’s name but the loan is under her mother’s name. So in case (touch wood) anything happened to her mother, will the MRTA settle all the loan or my wife need to continue bear the loan? Any sifus or otai willing to answer this issue? Thanks a million.&lt;br /&gt;</description>
