            <title>Renovation Journey 1421sqft Condo</title>

            <description>Hi Guys,&lt;br /&gt;&lt;br /&gt;Finally getting to write this post. Renovation is at 80% now. It was not easy as the actual unit was really badly maintained by previous owner (he had rented it to some family who had really been unkind to the place) so basically had to strip the whole place and redo.&lt;br /&gt;&lt;br /&gt;Layout of Unit:&lt;br /&gt;&lt;br /&gt;[attachmentid=5342123]&lt;br /&gt;&lt;br /&gt;It was a tough decision to make when I was selecting contractors. Either I go with an ID and engage individual contractors or engage an ID to do the whole thing end to end. After reading few of the posts on the forum, decided to go with the ID to do end to end. 2 reasons for the decision, first due to my work schedule and travel, there was no way I could spend time to be there all the time to supervise individual contractors and secondly after reading few posts on their experience hiring different contractors for different jobs, the decision was pretty much sealed. The ID was a little pricey but I was assured of quality. Ok so that decision was done. &lt;br /&gt;&lt;br /&gt;This is how it looked like:&lt;br /&gt;[attachmentid=5342195]&lt;br /&gt;&lt;br /&gt;WIP (2 weeks ago):&lt;br /&gt;[attachmentid=5342319]&lt;br /&gt;&lt;br /&gt;Next was to decide on the design together with the ID. I like an open kitchen but the unit had a closed kitchen. Spoke to the management and they said its ok to break the whole, so that was put on the action items. The existing KC was in bad shape so decided to throw it all off and rebuild it. Left it to my ID to design that. Hood, Hob, Oven, Microwave (all futile) and Sink were all bought from Builders Hardware (@zheilwane), fellow forumer. Highly recommended guy, professional and friendly. &lt;br /&gt;&lt;br /&gt;Kitchen before:&lt;br /&gt;[attachmentid=5342224]&lt;br /&gt;&lt;br /&gt;Kitchen Rendering:&lt;br /&gt;[attachmentid=5342228]&lt;br /&gt;&lt;br /&gt;At the bottom is the island.&lt;br /&gt;&lt;br /&gt;Next was the plaster ceiling, there was none existing so easy to do a new one. Problem was with the aircon. The existing ceiling height was not too high and with the plaster ceiling design I wanted, it dropped quite a little and would cover the wall-mounted aircon. I did not want to create a box around it mainly because it looked ugly and also difficult to clean the aircon. So decided to go with Cassette type. &lt;br /&gt;&lt;br /&gt;This was my concept for plaster ceiling&lt;br /&gt;[attachmentid=5342250]&lt;br /&gt;&lt;br /&gt;Next was TV cabinet. Looked around during various expos, didn&amp;#39;t like what I saw, so decided to ask the ID to design a custom one.&lt;br /&gt;Rendered image&lt;br /&gt;[attachmentid=5342260]&lt;br /&gt;&lt;br /&gt;Next was the rooms, those were pretty much straight forward.&lt;br /&gt;&lt;br /&gt;Halfway all these discussions, I was so glad I had hired an ID.
