house/shop loan interest tax relief

can i ask something

1) i read somewhere that shop lot rental is tax deductable for the interest part of the loan if it is rented. Does it hold true for a rented house...can i claim tax deduction for the interest if the property is rented?

2) i fall in the 11% tax bracket.....my loan are in the early stage now, about 5 years, so the monthly installment mainly is going for the interest...i have the capability to dump in extra cash as mine is a flexi loan....my question is if i dump extra cash in the loan account i will be reducing the interest charged (4.5%) on the loan but on the other hand i am getting 11% tax relief from income tax if i maintain the current loan as per agreement. doesn't sound more logic if i just pay the agreed amount as per loan agreement so that i can enjoy my 11% rather than reducing my 4.5% or am i talking rubbish?

Semi flexi loan question

i have a semi flexi loan account with HLB. I took a 160K loan for my house in 2010. Over the years i offset the loan to 130K...ever since then i have been topping up extra in terms of monthly payments to reduce the interest. Now that i am almost reaching 130K extra in the account (balance 30K)...what happens next...i dont plan to offset the amount as i have 1 year of locking period plus this is my life savings...if i offset then i pokai dy....I dont need the money anytime soon also....

From what i understand people top up extra to reduce interest.....my question is .....once i reach 130k....

1) will the bank just minus principle amount or interest still? I called the bank lady and was told that they will still minus 758 as per agreement which is my original monthly payment which i need to do...only thing changes is that the tenure will be less but she is unable to tell me how much less.....and interest will be deducted also but lesser amount..

2) is there a way to calculate how much i will save at the end of the day if i top up till 130k and leave it there... if the amount is so less then i might just invest the balance 30K somewhere else....

ASUS recovery partition missing

hi I have an asus s200e net book which came with windows 8....now that I have upgraded to windows 8.1 and I didn't do any backup prior to this...I am planning to restore to factory default as my laptop is a bit slow...so when I want to restore to default I am unable to do it as they say that my recovery partition is missing....so when I called up ASUS they said that its because I did upgrade to 8.1 so the recovery partition is not functioning any more and I was told to buy a recovery disc.....
is there any other ways I can restore to factory setting without wasting money...my friend has a similar laptop with win 8..is there anything I can do with his laptop....many thanks...

PS: I am a computer illiterate so pls explain in great detail so that I can follow your advice...thank you....

Indoor Playground

I am interested in opening an indoor playground in a mall. Its something like Yu Kids in The Curve and Jungle Gym in BSC. My kids like to play in these type of playground than going to a normal outdoor park. Each time when i go on a weekend there is a lot of kids in these indoor playground and I enjoy going there also as there is free wifi and I can eat food while watching my kids play. The charges is like 20-30 ringgit and I think its a pretty good business. I have approached Yu Kids but their franchise fees is like almost half a million. I am interested in opening around Klang Valley.
Does anyone know whether is there any mall opening soon by this year end and any experience or opinion to share and any idea where I can get the supplies. thank you

FLEXI HOME LOAN QUESTION

hi....i have a noob question to ask......
i took a 300k loan for 30 year from HLB for my house
monthly i have to pay 1405...
i have been paying 2k monthly so far as i have some excess money and old mentality (pay more to reduce your debts)
so far when i see my yearly statement i noticed that what ever i am paying extra is just at one corner lying there
i went to the bank i and asked them....i was given 2 choices

1) inform the bank to offset from the principle loan
2) just leave it there and the interest will go down later

my question is i have been paying the loan for 4 years now but i don't see any changes in my interest...
should i just continue to pay more and wait for the interest to come down or just ask them to offset from principle
the banks claim its the same either ways....
i am confused myself
