Tenant and owner

Hi sifu,
I need some advice regarding house tenancy and I will sumerize it.
We use agent to find tenant, and we found one. We address tenant as HKC.
we received HKC signed the tenancy agreement and paid deposit thru agent which we didn't knw how is tenant face nor meet them. The only thing we got is he signed the 1yr tenancy document agreement and pay the deposit.
3 months later, somehow he got our contact nmber and call us and say he want to move out and want to get back all the deposit. We tell him, deposit will be forfeit since he breach the 1yr agreement and late payment.
tenant suddenly told us he never received the agreement, he also say agent never give it to them. We meet the agent, the agent say this tenant lied,already gave it to them.
We go to house to check and We found out he sublet the house to other person, that person address himself as sohai. So this sohai rent with this HKC without any agreement, monthly pay him money and he told us this house belong to HKC.
We told HKC about termination agreement which he has brk
1.late payment suppose 1 of every month and he pay mid of month
2. Outstanding bill even tnb send email to us to settle the bills or they will cut off the electricity.
3. Sublet
HKC insist want to get his deposit since he say never received document agreement didn't knw the due date of rental. Outstanding bill because he say too expensive and not reasonable price. He say he never sublet, sohai is his friend. And he say if not refund the deposit he will bring it to court and sue us.
And sohai suddenly change his word say he is HKC friend and never rent the house.
What should I do?
Return all the deposit or bring it to court.
Really appreciate you guys honest advice.

i just break up with her and we had some argument about her ex boyfriend she said she knew i'm player, playing her feelings, she also mentions very regretted couple with me and keep shoot me some very rude words and i just keep quiet about it..feel sad man
i don't think i will start dating anymore in rest of my life

Im 28yo spm holder,
plan to further study diploma and looking for a part time diploma course.
however since my Spm result not so good, a lot college do not want to accept me especially under government.
only private can accept me and i can only take part time diploma..any recommendation for part time college in KL/Selangor area.
prefer IT course.

I have issues using yoodo telecom..
Whenever I tries to download steam game using yoodo data...It goes 1~20kbps...Kinda sad , try to stream Lynda video thru Lynda apps, udemy and update Google store apps everything goes no connection and also unable to play any steam games and all my apps using yoodo high ping, slow connection, it somehow throttle my connection:(((( using wifi hotspot to connect my PC and internet goes 0kbps

...However when I use YouTube to stream it goes pretty fast and Facebook or ig .... Kinda regret bought yoodo massive of data
.
I did try using VPN however everthing became same result

Is there any solution ?

Hi...

Why I still don't have a girl friend?
I'm 24yo still single and never date with any girl before.
People's around keep asking, how many girlfriend do you have and I can't even answers it.
When I say I never have girlfriend before, them think I'm gay, and them say I'm weirdo, neard.
The girl around me think I m naive, amateur since I have babyface...
I really wanted to have it but I have no idea where to start..
I don't have much female friend..

I have some problems and zero knowledge about working oversea (sg not including )
I plan to work different country but I really don't know how to start.

I planning to go UK,aus,jap,US but the thing is ;
I don't have degree n diploma...
I only have some stupid cert.
-Red hat administration system cert.
-IELTS 6/10
-Certified ethical hacker
-3D modelling &animation from mdec
And I learn to write n read Japanese language, hiragana, katakana and it is only a basic that I know.
My spm all 7,8 score.
Other skills is
-Clerk thing
-programing mobile application
-android games developing.

I don't have much friend, survey in internet get nothing.
I very short,thin and have a child face..

I read n hears that; the country I want to go is very difficult to find a job.
Don't even know how to find job there(search from newspaper, internet, banner? Any job I willing to work but as long it legit.
And how much it might be need to spend?
My saving only have 4.5k SGD.
I wish to Japan, but really really don't know how..
Is it like find a job in Singapore?

I'm currently work in Singapore as "techician"-product penetration engineering and doing some clerk thing, I planning to quit bcos I getting sick staying here.

i'm a 24 y/o with only 156cm and i hate it , feels like dont want live anymore.I heard that there is this Limb lengthening surgery that can make you taller but i know there are more out there. I heard the one that brake your bone and do something on your bones and i know it very painful ...this surgery have risk if it fail i gonna sit in wheels chairs forever.
and it take almost 1 year to recovery .
we know that after end puberty we can gain any height more..and if i not do this surgery i gonna be FOREVER SHORT GUY....
before this i eat alot pills tht claim it can be grow taller....from USA~i bought alot and the result is zero~~and i know it might be have sign effect, but i really don't care anymore.

only short guy will know this painful feelings...when go outside everyone is tall.children,woman,student......all of them are tall
sometimes i feels i want go suicide bcoz i'm too short..
i always become teaser...children ,woman and man~
children always ask me .why you so short, see now i'm taller that you,short-guy...after i heard tis ,my heart almost stop....
woman pulak always compare me with children , some of thm say :what size you wear ? kid size !!
people say : jst ignore it..but how ignore ,we still have ear , we still can heard ....
and it make me hide inside house , only work jst go out....no entertainment,almost like turtle ...hiding in the shied .

when i see models , taller guy ..my heart will cry ~ i always want be jst like thm height.
i always ask my self why i'm so short~

Recently my friend want to upgrade his notebook ram, Dell inspiron n4010 14r I3 . Want to upgrade ram to 8gb, so we decide to buy Kingston 1366mhz 4gb x 2.
when we install it, thn test d ram.when we test ram it come error ...(were color bar display (Y/N)) thn click y > it shut down.
any expert here can teach me,I don't know how to fix it either is ram error or notebook can't support 8 gb(but chck website it support up to 8 gb) or any possibility cause ?

i really dont know what the problem , anyone here can help me ...

i have bought 1 mobo (asus m5a78lx-plus) and i try to install it for 1st time...
when i on my pc , press DEL to do configuration after tht i set time and suddenly it like not responding and my mouse and keyboard also dont come light. i w8 so long and i restart it...after i restart it ,my screen write no signal and evrything like not responding except cpu fan,heatsink fan,gk fan.
my fan still spinning ...i wonder is my mobo is dead or any other problem?
Please help....

but this board can support up to 95 w and phenom ii x6 1090t is 125 w ...i wonder if this board can support this cpu ?
