Came across above, a kind of mixed savings & insurance product from Hong Leong.

One time payment of minimal RM6,000, then can enjoy from 5-8% interest per annum with insurance coverage.
The coverage depending on the entry age.
There is no charges or commission, which makes me wonder is there such good deal?

Can anyone share some thoughts?

Tenancy buyout

There is a property for sale together with tenancy buyout.
The unit comprises of lower 1.5 storey and upper 1.5 storey, like a typically landed townhouse.
There are 2 different landlords owing each unit. Both are rented out to a company for its expatriate staffs.
The tenancy agreement is signed in such a way that both the units must be rented to the said company, even though there is a change of ownership. The tenancy runs on 2+2 years condition. It is only into its first 6 months.

Situation:
The upper unit owner wanted to sell his unit together with tenancy.
If I were to buy this unit, I need to sign a new tenancy as new owner BUT with all previous conditions maintained.

Question:
- Is this a straight forward case ie just by transferring names of ownership?
- What could be the legal implication, if there is any?
- What happens if I choose not to rent to the same tenant after the expiry of first 2 years?

Would appreciate if anyone can share some thoughts.

Retail shop lots

Hi All, tried to find a topic related to shop lot investment but could not find one.
So need to create a new thread, hopefully everyone can give some comments.

Recently i came across a project with some 150 units of shop lots.
During launching the price was a bit high, hence the take up was not good.
A year later, the developer started to change from selling enbloc to strata title.
Though the ground unit is still very much higher, but for others it became viable.
Psf for higher floors (from 1st to 3rd) ranging from 300-500psf

Pros
- in mature area
- near to future LRT station (within 50m)
- no maintenance fee
- good exposure to traffic

Cons
- non ground floor (because ground floor is still very expensive, close to RM800-900psf)
- no lifts

Only concern is whether is the higher floor easy to rent out?
Usually what sort of business would want to rent 1st - 3rd floors?

Valuation below purchase price

Recently came across a project. It was launched for quite awhile, should be more than 2 years.
Along this 2 years time, some 20-30% was not able to sell due to (supposedly) high launching price.
Lately the developer gave easy entry with discount, but based on an increased price (about 20% from launching)
Problem now is valuation from banks cant match the new asking psf price. There is a gap of between 15-20%.

Is there any way to go around this situation so that the valuation meet the current selling price?

Shops around Klang Sentral

Hi would like to get some opinions on the shops potential around Klang Sentral.
This is located along Meru road, very near to SP's shops @ Avenue and Prima, only that this part of the town is under Klang.
Most are freehold here.
Not sure what is this project called but it's located between Jalan Abdul Manan and Persiaran Klang Sentral 2/Ku5.

Usually when I switch on the power, there is sound in the hardware box.
I've changed switches, but wouldn't work too.

Hi guys, need some help here.

I felt my PC is not running as smooth. Could be some kind of software that I downloaded.
Symptom: If I open a browser and left it idle for sometime (eg 30min), and when I try to access it later, it loads very slowly.

My PC specs:
Windows XP
Professional version 2002
Service pack 2

Intel Pentium Dual CPU
E2160 @1.80GHz
1.80GHz, 0.99GB of RAM
Physical address extension

Disk space capacity: 74.5GB
Used: 61.8
Free: 12.6

Should I do "reformat"? Can anyone help?
