Increasing AGM Attendance

I wanted to see other lowyat owners, how did you or your MO/JMB/MC increase the attendance of your CONDO AGM?

My experience in attending Condo AGMs, is the amount that attends during both physical and online AGM was a very small amount.

My JMB is considering cash vouchers or some incentives. Checking with COB with it.

Anyone else can share any success stories? (or unsuccessful also interested to hear your experience)

WTA Regarding Bylaws effecting Gatherings

My condo wants to pass a bylaw admenment in the coming AGM:

(i) All private functions, parties and social gatherings shall not exceed 2400 hours (12.00 a.m.) whether it is held in a parcel or on any designated part of the common property.

I note Between (a) to (h) every other restriction applies to common area (including function rooms n stuff)
But in (i) I noted the word parcel which I understand is to say our own private grounds in the condo.

Is it legal for the bylaws to be able to effect the parcel in this way? I would expect Quiet Enjoyment from the JMB/MO on this matter.

The second concern is any infractions of any kind, by like my tenant, is charged to owner (me) and I don't think I can monitor nor legally insist on enforcing this as per the tenancy agreement.

(Assuming no noise or nuisance issues la, thats lain hal and totally not acceptable)

Unclaimed Strata Title and New Purchase Q

I'm looking at purchasing a property whos developer has made available the strata title to all purchasers.

The problem is the current owner has NOT converted from master to strata title.

1) Is it possible to purchase the property and have the developer directly issue the strata title to the new owner(me?)

1.1) I hear it takes 3 months to do the strata title?

2) Assuming I want to do the purchase asap and the above (1) is not possible, is it significantly more expensive to do a DOA then a MOT?

Sempena the shopee/lazada 11.11 sales, was thinking of upgrading my monitor to a 120/144hz monitor that has 1080p/1440pixel (4k gaming is too expensive)
Can anyone recommend some good monitors that meet the minimum 120hz/1080p requirement? How much more is it to get 1440?

Where would I find a replacement cable for my Superlux 681 evo cable? Either a short one like the existing one, or a nice long 2meter one (1 m is too short, 3m kinda long lol)

Alternatively, how much would it cost to get a replacement wire n re soldering done? Where?

Escaping RPGT

So i was mulling on the rpgt after 5 years, feeling a bit sore and wondering how to escape. So wanted to ask u guys if the following works:

Sell property with furnishing.

SnP is just property. Then sell the furnishing to same buyer but invoiced seperatly.

Is that tax evasion or allowed to sell the furnishing separately. Legit furnishing like aircon fridge tv sofa cabinet etc.

Is it considered personal income taxable, the second hand furnishing sales?

So I started working in Indonesia for a while and their FD rate is quite attractive. 5% p.a nett (6+% with 20% gov tax). Goverment guaranteed (theres a max limit to it but I'm no where near).

Just to ask you guys to give input if there is better investment in Malaysia? Say I have about RM10k - RM50k liquid? Any recommendations?
I'm not very financially savvy in terms of various investments.

Commitments: 1 Condo in Msia, rent paying off loan. Credit cards.

So my dell 24" monitor which i won in a lucky draw (still have 2 pay rm100) in 2014 finally konked out.

Like comes on 5 mins then turns totally off. (confirm not desktop issue)

Anyway im in my house like 1 week a month (or 2 weeks every 2 mths) and suddenly need to buy a monitor.
21" to 24" (28" is max my desktop can take) but below rm450, cheaper better.
Sharp for gaming n hd movie. Dont need very low ms or above 60 refresh rate.

No need branded or whatever. If can, preferably it lasts 2 yrs cukup. (new desktop by then get all new lo)

Pls reccomend. Tqvm.

Hi,

I need a new headset for gaming. Semi closed or fully closed with mic. I use the (asus) motherboard built in sound card, nothing fancy. Do give your opinion if you think its work investing in one. Gonna get a new PC before CNY so can look into it then.

The look, lights, curves etc not important as I game in the dark, so I don't really look at it. Just be dark colour can de.
Looking for comfy sets for long gaming sessions. Good sound. Not flimsy as I kinda fumble in the dark sometimes with them. My headphones only last like 3 years. Sigh. Also I do not have speakers, only headphones.

Budget up to RM 250, but preferably not over RM200.

Do help suggest.
If you know any shop in Subang/Kota Kemuning with comparable prices, also do give their info.

I was wondering if you guys can give good suggestions of rubs or sauces to buy back from NSW Australia?
Mostly to BBQ meats, but also for any other cooking.

In my house I have a few bottles of stuff... jamacian jerk rubs, Nando's peri-peri, super hot pepper from Hainan Island & Thailand, chicken salt, chill flavored Japanese oil, not much stuff.

I'm hoping for recommendations of brands of stuff to buy back from Australia to try and bbq/grill more stuff.
Any feedback about recipes for it and what it is like is appreciated!
