Hello all, is it ok to charge repainting fees from deposit as my tenant left my unit in bad condition? its a 5 year old new unit and i handed over the keys to them in best condition.

1. spoiled the wall with dirty black patches in kitchen, living room and in all bedroom and it can be seen obviously from any distance.
2. they broke the 2 doors ( which they said will replace)
3. sliding door roller broken
4. washroom flush broken
5. washroom sink broken
6. bathroom tiles are in black color.
7. kitchen smoke exhaust in worst condition

i ask them to repair all but i dont know if i can ask them to repaint my unit as the walls is in worst condition

note : there is no clause in agreement regarding repainting.

but i spoke with my friends and family and they advice me to cut from deposit for repainting fees or ask them to repaint for us.

i dont want to be that house owner who wants to rip off the tenant but i got no choice as i spend over 3k for painting it in the first place.

what should i do ??

Hello sifus, long story short i rented my unit to students and now i have to repaint my unit since they have left it in worst condition, hand marks near switch area, black and dark spots here and there.
I painted my condo in 2014 using nippon easy wash and since im a tight budget now im looking to use emulsion paint for walls for 3 bedroom, living room and kitchen and 2 washrooms.

My unit size is 1150

1. how many litres would i need?
2. Wat to keep in mind wen i talk to a painter?
3. Can i buy any emulsion paint and ask painter to paint? Need to use any base coat or remove old painting first?
4. What emulsion paint you would suggest?

since my wife delivered our baby in ipoh GH i just thought to write a review about it since there is no review about any government hospital in the forum. since this is our first baby like any other parent we were in dilemma where to admit my wife for pregnancy. i searched a quite lot and due to budget constraints we finally decided to give birth at ipoh GH. my wife got admitted into ward bersalin because of high pressure. since then she was under constant monitoring from doctor and nurse. first she was induced twice and after 1 days there was no pain and hence we decided to operate. the doctor called me and explained every situation. then on the day of OP the rolled here into theater and after 2 hours my wife delivered baby.

after that baby and mom was transferred to normal ward. actually it was 4 bedded room with fan and it was clean. she was fed with chicken and rice for lunch and for dinner fish and rice. every meal with a fruit and vegetable. the nurse also comes around to ask if we need hot water or milo. if they see the baby crying they take the baby to the room , fed the baby and put baby to sleep and bring the baby after 3 4 hours. every morning nurse showers the baby.
on the day of discharge the main doctor comes and look both mother and baby and once they say ok , they discharge.

finally i have to say all the doctors and nurse are well trained. the doctors we got were really helpful and explained all the procedures.

after discharge i got the bill for rm 170 . the actual bill according to them was rm 4900 but after all subsidy and so the total bill was 170.

total days stayed 5 days( suite room for first 2 days with aircon and separate washroom and 2 days at 4 bedded room and 5th day discharge.)

finally i very happy for their service and will definitely go again if happens to deliver for 2nd baby.

so i suggest all dads to try out our government hospital for delivery and save around 6 to 10 10k . if you have lot of cash then different story la.

they have built a new ward for pregnancy and expected to open anytime soon

just finished watching the pilot and I am giving it a 4/10. It wasn't bad, but was definitely not good. the zombies are fast and it even has a zombie babies.its not in the same league as TWD but i have a feel it will get better in few more episodes.

The good: The plot is compelling and it has a good story

The bad: cheap production and the characters are predictable

surviving zombie apocalypse in Malaysia

fellow forumers, i was kinda thinking how we can survive a zombie apocalypse in malaysia.... what are the chances our country will survive and how long we can stay alive?? few points to be noted are,

1. our country is highly populated and its going to be difficult
2. no huge mountains or hills to have high ground advantage
3. no significant agriculture fields in major cities
4. no significant river bases in cities or in towns
5. since we have many high rises condos and apartment its dangerous to take shelter in them
6. availability of fire arm is very few

i think we cant survive after 3 months
considering all the facts how will you survive and what will you do

i was in sunway last nite for shopping n movie..after dinner went to mens wash room and take a piss and there where 3 4 gays standing n laughing inside,, wen i started to take piss one of them came and stood next to me pretend to take piss and started to stare at my d***...i was like wtf.. didnt make a scene n left quietly.. after few hours once again i went to wash room and i saw them standing there,, haiyaa... i mean i got no disrespect for them but seriously they have to stop stalking on others dicks in public restrooms ... if u go midvalley also same problem

just finished watching the movie, full of fun, entertainment and lots of nude sceens n orgies, lol

story - movie about a stock broker who rises to power by defrauding investors , and share holders. its a movie about a normal who wants to be rich enters wall street, lost his innocence for money, cheats every , losses his family and so on..

director-Marty

i quiet enjoyed the movie and i have to say its a long very long movie and i enjoyed each part of it. got nude sex scenes and group orgies and people doing drugs drugs as well.

positive - story, acting and sure marty's direction

negative - i felt like its a soft porn movie( which i kinda enjoyed though) , ( nearly 30 minutes of the whole movie is about sex, drugs or orgies)

my verdict - 8/10

watched the movie last night.. actually i was waiting for this movie quiet long.

story - conman working with FBI agents trying to con back the same agent to have a leverage over him.

director- david o russell

just a average and overratted movie , cool story but screenplay was slow . run time over 2 hours, could have made it for 90 minutes n would have been more nicer.

positive - story, bale and jemery acting

negative - jennifer lawernce ( totally annoying) , lengthy movie and thus dragged the screenplay .

my verdict - 7.5/10

hye all, usually i have red eyes some times,, but i cant find the reason why i have red eyes,,for example today morning i woke up n found n my eye are red,, note i having only one eye red n other is normal.. i ususlly get this condition like once or twice a month,, but i dun have any pain or irritation n usually after few hours my eye turn to normal,, why i am curious is tat i had good sleep last nite, didnt expose my eyes to any kind of dust and still some times i get this red eye situation.. does any one face the same problem??
