Slow Lawyer in Selling Property

This is my first time selling a property but I can't help to feel as if something is moving way to slow.
I was advised that I could use the lawyer of the buyer to help ease the transaction and save some cost however it does feel as if things are moving way to slow.

Signed agreement with Property Agent to sell property - end Nov 2017

Sales & Purchase Agreement is dated mid Dec 2017.

Developer Confirmation - mid Jan 2018

Redemption Letter - end March

Currently in April, they just stated that they will be working with the Loan Solicitor

Is the process really this slow? It's almost 6 months since I signed the agreement. Every time I ask for a rough timeline, I don't seem to be getting a straight answer from the lawyers.

Anyone with experience can advise if this is normal?

Dealing with Bad Tenant?

I rented out my property in January 2017 to a young couple. The man said he had a job and the wife which just graduated is looking for a first job. Rental was cheap - RM900 per-month.

It was requested for a fresh coat of paint, some fixes and all was done which cost me about RM2,000.

I usually need to chase for rental and since the beginning 9 months ago, he still owes me rental as he pays parts of it most of the time. Currently, he still owes me RM1550 worth of rental.

Suddenly this month, he calls me out for dinner to discuss rental. I waited for him the whole night and he did not turn up at the restaurant. I messaged him multiple times but never replied. He bailed.

Few days later, he suddenly messages me early in the morning.

He suddenly accuse me of not revealing the past about the property before rental. He suddenly claims that he brought a bomoh to the house to confirm that the a girl committed suicide at my unit while being pregnant. He claims that throughout his stay he has spent a lot of money on getting rid of the ghost which has caused him to be lazy, wife getting scratch and hearing voices etc.

Well... if it was haunted, he'd probably complain as soon as he stayed there. But after 9 months suddenly?

Here's the thing, I know for a fact that nobody committed suicide in my unit. I confronted him on it but he insist. I asked for facts and he can verify it with the neighbours that no such thing ever happened there before. However he just said that he can ask everyone but it does not matter - He says "The bomoh is right"

After I told him that if he'd like to leave, please do. He finally mentioned that he is looking for a place elsewhere to stay which was quite far away.

I would have to assume that he came up with this "ghost story" just because he wanted to move somewhere else and he owes me money.

Here's the problem:-
1) He refuse to pay me the balance RM1550
2) He will be staying at the unit until this month end

What is the best thing for me as the owner to do?
I don't want to do anything rash to prevent him from destroying the place tho.

If so, what's the process like?
