            <title>Termination of a permanent staff</title>

            <description>Dear all,&lt;br /&gt;&lt;br /&gt;I&amp;#39;m not very good in labour law, but can an employer simply terminate their permanent staff. Let say maybe because the business was not good enough.my company (mnc) are starting not to renew services of our contract staff which is understand able giving the &amp;quot; not so good&amp;quot; business prospect in Malaysia currently. I&amp;#39;m just scared once they done with all the contract staff, they&amp;#39;ll do they same to the permanent staff like me to have more &amp;quot; cost cutting&amp;quot; measure.&lt;br /&gt;&lt;br /&gt;Can they just do that, or they require to offer some package ( not simply give notice) . From what I know and observed, it&amp;#39;s not really that simple to terminate a permanent employee even those with disciplinary  problem etc. Or else they won&amp;#39;t be much different from being a contract or permanent employee.&lt;br /&gt;&lt;br /&gt;Kindly high lighten me..&lt;br /&gt;&lt;br /&gt;Labour law noob</description>

            <title>Signing SnP without Financier LO</title>

            <description>Dear all sifu,&lt;br /&gt;&lt;br /&gt;I have collected the earnest deposit more than a month ago. Although inside of Confirmation of Sale letter I stated clearly that SnP have to be executed within 21 days or the earnest deposit will be forfeited, I&amp;#39;m willing to wait a little longer knowing its little bit difficult with Raya Holiday and strict bank rules nowdays + the buyer himself asked for extension. On good will, I let it drag more than 30 days. &lt;br /&gt;&lt;br /&gt;Now the buyer said they are ready to sign the SnP, and pay the remaining 10% upon signing but without any LO from any bankers. But the buyer said don&amp;#39;t worry as he&amp;#39;s confident everything can be sort out later (getting a loan).&lt;br /&gt;&lt;br /&gt;As this is my first time, my question is more on the risk on my side (seller) if we enter the SnP. Am I obliged to the agreement if it means it takes (eg;) 2 years for the buyer to secure loan?..What happen to the 10% paid by the buyer if we signed the SnP and he CANNOT secure a loan (is there any time limit as when we can terminate the snP agreement for example). Am I protected in this situation? Thanks all in advanced.</description>

            <title>Taking 2 booking at once</title>

            <description>Hi all sifu,&lt;br /&gt;Is there any rules that says the vendor/seller must accept only one booking at a time? reason asking is because I&amp;#39;m in this situation where there are 2 buyers (a bumi and non-bumi) who are keen to put a 2% deposit on my unit. As my unit is bumi quota unit (master title still with developer) I&amp;#39;ve told the agent of the non-bumi buyer, that I&amp;#39;m not sure how to go about it (if can transfer name etc) but the buyer is willing to pay slightly higher compared to the bumi buyer. They said to pass my Copy of SnP to them and let them check with their lawyer regarding this after I sign the booking form to see if we can proceed with the deal or not&lt;br /&gt;&lt;br /&gt;At the same time I don&amp;#39;t want to loss a prospect of the bumi buyer whose also have option to some other unit (although his price a little bit lower) since this process is more straight foward since its bumi-to-bumi transfer.&lt;br /&gt;&lt;br /&gt;So I&amp;#39;m thinking of accepting both booking on the same day and see how it goes. I will terminate the booking of any of those when I agreed to which later.just want to secure both first. &lt;br /&gt;&lt;br /&gt;Can I do that? Any penalty vendor have to pay if he terminate any booking/ or decide not to sell after booking form signed? FYI props is in selangor (leasedhold)&lt;br /&gt;&lt;br /&gt;Tq all sifu..first time..please guide</description>

            <description>Im looking for a decent android phone for both of my parent at home.They are new to this smart phone thingy so Im thinking to get them a user friendly type. But Im not sure myself. S3/S4 or iPhone are way over my budget..Me myself never use android so I dont know how to decide. In term of price, I saw maybe Sony Xperia E might be suitable (500-600 range), but I really not sure...other than this, please suggest me a good one.&lt;br /&gt;&lt;br /&gt;Most of the time my parents will use the wifi at home to browse stuff..and maybe few apps to entertain them self (apart from the voice call).             <title>Sending bibik to Kampung for Holiday</title>

            <description>Hi all,&lt;br /&gt;&lt;br /&gt;this is the first time Im sending my maid back to her kampung for Holiday. Her permit expires in February 13&amp;#39; . So I&amp;#39;ll send her back in Nov during school holiday. Just easier plus I wont have to take the risk of renewing her permit if she decided to cabut/never returned back to KL  (although I wont think it will be the case, she promised to continue working with us). I&amp;#39;ve already bought her flight ticket to Jakarta and a return ticket from Surabaya back to KL in Dec (4 weeks holiday). I&amp;#39;ve prepare some letter (cc to Immigration Dept for endorsement) for her to bring back just in case.&lt;br /&gt;&lt;br /&gt;My question, apart from all this, do I have to prepare anything else? I heard Indonesian authority is quite fussy and like to create a lot of trouble when the maid are returning back to KL. Heard my sister&amp;#39;s maid told (during her Hari raya holiday) that they ask her for some &amp;#39;workers card&amp;#39; and some other document like insurance policy for the were allowed to be back in Malaysia..this is worrying. I know nothing of such thing.Is this new regulation?..some other maid I heard can pass their immigration easily while some says &amp;#39;kena pou&amp;#39; and such.&lt;br /&gt;&lt;br /&gt;Im not worried when shes already in  Boleh Land..just scared while she was there. Our authority very straight fwd I must say.. as long as the permit valid..u can enter Malaysia. Anybody would like to share their experienced??&lt;br /&gt;&lt;br /&gt;Thanks</description>

If we already pay 10k for booking, and our loan have been approved and signed (for 90%), but suddenly we couldn&amp;#39;t come up with the remaining of the 10% (minus 10k booking earlier), what would happen.
