            <title>Shower knob control part broke</title>

            <description>Hi all, i have this problem with this control part.&lt;br /&gt;&lt;br /&gt;Initially it was a water storage in the ceiling but it was changed to a normal water heater. Is there anyway to seal it? The last tenant did some modification so there is no hand shower, only the head shower. Hence, the control part is not used at all.&lt;br /&gt;&lt;br /&gt;What is the best option? Contractor quoted almost RM300 just for the stand part.             <title>Astro replacement</title>

            <description>Hi everyone, since my family cancelled Astro a few years ago, both the TVs have been sleeping and not been used. Both were Samsung LED and it had speaker issue plus the screen had one long line at one corner. Don&amp;#39;t know if it is worth repairing or just keep as a computer monitor.&lt;br /&gt;&lt;br /&gt;Thinking to get a replacement of Astro but i need something that is easy for them to use. I know there are many Android boxes out there but it might be a little complicated for them.&lt;br /&gt;&lt;br /&gt;Therefore, what do you guys use for your parents to watch?</description>

            <title>Clogged toilet - Draining slowly sometimes</title>

            <description>Hi, my tenant told me that sometimes the toilet doesn&amp;#39;t really drain out quickly and it sounds like a clog is about to start. This is a siphonic design outlet.&lt;br /&gt;&lt;br /&gt;Based on my google research, there is something called toilet snake/ auger which looks solid to clean the outlet. However, those that i see in shopee looks thin and fragile.             <title>Repairs when tenanted</title>

            <description>Hi, there is no right or wrong answer for this but i just wanted to know for landlords, do you try to DIY or get experts to do the repairs? Last time i use to get the experts for a peace of mind, in case anything goes wrong after the repairs, they can attend to it without me being there. For complicated stuffs, yes an expert is needed but for smaller ones? &lt;br /&gt;&lt;br /&gt;Calling a plumber/contractor lately has been very pricey in my opinion (especially after MCO). I use to know of a handyman last time who does most of the repairs at a reasonable rate but he comes when he feels like coming (which was very difficult when a tenant is waiting). Usually when a tenant calls me for some repairs, my mind starts running on full speed to find a solution (which is not good).&lt;br /&gt;&lt;br /&gt;So landlords, how do you manage your units?             <title>Tenancy agreement</title>

            <description>Hi, i have a prospective client (through an agent) that seems to be very particular with some terms in the tenancy agreement. I am just curious are we allowed to make such changes or is it considered as a legal document and can&amp;#39;t be altered?&lt;br /&gt;&lt;br /&gt;&lt;b&gt; Some things that wants to be changed by the tenant:&lt;/b&gt;&lt;br /&gt;1) Current agreement on aircon servicing is not stated but i&amp;#39;ve asked to state the default from previous agreements. It is normally 6 months but tenants does not want it to be there with the reason given that it will be hardly used. They however agreed on the servicing if it used a lot.&lt;br /&gt;2) Return of deposit timeframe is not stated in this agreement but tenant put 7 days. My previous agreements are 30 days and i told the agent to follow that&lt;br /&gt;3) They want the key earlier by 10 days to move things and want a default checking period of 1 month from the tenancy start date. Usually it is 15 days in standard contract.&lt;br /&gt;&lt;br /&gt;What&amp;#39;s your opinion, landlords?</description>

            <description>Hi, I was looking at Shopee/Lazada with dropshipping partners (eg Kumoten) and would like to get more info if anyone has done it.&lt;br /&gt;&lt;br /&gt;Questions:&lt;br /&gt;1) Since everything is handled by dropshipping partners once an order is made, what does the seller need to do? Besides answering customers&amp;#39; queries and listing the items to sell, anything else?&lt;br /&gt;2) Is it very time consuming to handle such page while working full time? &lt;br /&gt;3) I found a thread that Shopee charges 2% commission but how about Lazada?&lt;br /&gt;&lt;br /&gt;I&amp;#39;m trying to see the ROI if it is worth to start this business.             <title>Reason for resignation to potential new employers</title>

            <description>Hi, I&amp;#39;ve resigned from my job after i was being told that my probation won&amp;#39;t be confirmed. The reason given was i&amp;#39;m not meeting deadlines although i think i&amp;#39;ve given my best (though i&amp;#39;m overloaded) and it is beyond my control. I highly suspect it&amp;#39;s due to cost cutting measures from covid.&lt;br /&gt;&lt;br /&gt;I have no regrets from my side since i was already on the lookout for a job a couple of months back due to the toxic working environment.&lt;br /&gt;&lt;br /&gt;Now my question is what is the best reason to explain to the interviewers when they ask why I left my previous job in a short time period? I don&amp;#39;t plan to bad mouth my last employer as the interviewer may form a negative impression on me.&lt;br /&gt;&lt;br /&gt;I&amp;#39;ve worked for 8 years in a company previously and i had no such problems. This job is in a different industry though.&lt;br /&gt;&lt;br /&gt;Quite a tricky question to answer, so i really need advice from those who have faced the similar situation.             <title>Boss wants to extend probation another 3 months</title>

            <description>Hi, i&amp;#39;m completing my 6 months probation soon but after a 1 to 1 session with my boss last week, she said she thinks i&amp;#39;m not interested with the job and  wants to ask HR to extend it for another 3 months. The reason given was, i am still not performing and moving very slowly. I was a bit shocked and she also asked if i&amp;#39;m applying jobs outside and saying the market is very difficult now. I said no, although i&amp;#39;ve just been looking out casually. Honestly, i&amp;#39;m not sure if the boss is being serious about extending the confirmation or just saying it to scare me.&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Now coming to the underperforming part:&lt;/b&gt;&lt;br /&gt;1) Since i&amp;#39;ve joined the company, there has never been any proper guidance or training, direction changes constantly, being disturbed by other teams for support and constantly getting scolding (temperamental boss) even i&amp;#39;m new or don&amp;#39;t know how the processes work (it&amp;#39;s very manual at this place and there are no proper processes). Expectation is i should know all.&lt;br /&gt;2) I work more than 2 hours extra daily because there&amp;#39;s so much of work/mess that just never ends. No OT for this.&lt;br /&gt;3) After that news, i though i should change my priority to just focus on the actual job task (about 80%) and ignore all the other small things. However, there is also a risk, if i am not confirmed after 3 months. Another problem is, I can&amp;#39;t apply for leave until i&amp;#39;m confirmed, unless it is unpaid, which will be difficult if i need to attend an interview.&lt;br /&gt;4) If i get an interview invitation and the question comes up on why I am leaving, how to answer?&lt;br /&gt;&lt;br /&gt;I&amp;#39;ve worked in my previous company for nearly 8 years and have not seen such things or faced such issue.&lt;br /&gt;&lt;br /&gt;This is totally new to me, so please advise what is the best option.  &lt;!--emo&amp;:)--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/smile.gif' border='0' style='vertical-align:middle' alt='smile.gif' /&gt;&lt;!--endemo--&gt;</description>

            <title>Repairing an old sofa</title>

            <title>Early termination of tenancy agreement</title>

            <description>Hi, my tenant wants to end a 2 years contract after 1 year. There is another 3 months to go and tenancy agreement said whichever party that breaches the contract will have to pay the remaining months.&lt;br /&gt;&lt;br /&gt;However, i know that owners/tenants will prefer a win win situation and to avoid potential damage to the unit.&lt;br /&gt;&lt;br /&gt;I spoke to the agent that got me this tenant today and some of the options that were given are as below. This is excluding damages or repairs that are required.&lt;br /&gt;a) Complete 1 year, forfeit 1 month (mainly for agent&amp;#39;s fee for a new tenant)&lt;br /&gt;b) Stay until a new tenant comes, forfeit 1/2 month, can be before/after the 1 year contract&lt;br /&gt;c) Leave immediately, forfeit 2 months (not preferred)&lt;br /&gt;&lt;br /&gt;My Thought (more than above because i&amp;#39;ve spent nearly Rm4k to paint the unit before the tenant moved in based on his request and also moved some furniture out):&lt;br /&gt;a) same as above but forfeit 2 months&lt;br /&gt;b) same as above but forfeit 1 month&lt;br /&gt;&lt;br /&gt;What would you choose in my situation? Any other options to add?</description>

            <title>Annoying tenant</title>

            <description>Hi, i have this tenant which has been with me for almost a year out of a 2 years contract.&lt;br /&gt;&lt;br /&gt;Over the first few months, this tenant had some minor issue every 2-3 weeks and kept bugging me. Some examples are tenant will say main door lock got issue but when i check it is just the plate alignment that has moved, complained that the bathroom has smell but the bathroom was not used for some time, hence the smell, light bulb burned and don&amp;#39;t know how to change, shower spray not strong, bidet spray pipe got issue, new shower pipe leaking (when someone changed the connection of it), aircon not cold although it&amp;#39;s new/ just serviced (this one he complained in front of the aircon tech and the tech kept saying nothing wrong), under kitchen sink got slight leaking, etc. Everything was fine when i handed the keys to the tenant. Another thing that made me irritated during the first few months is he will complain about 1 item but when i go there it will be more things. Description of problems given also are not clear most of the time or small thing will be made like it is a big thing. &lt;br /&gt;&lt;br /&gt;I got a bit annoyed after trying to solve the problems and i called the agent for advise. Agent told me he will ask the tenant to call him for any issues and not disturb me (owner).&lt;br /&gt;&lt;br /&gt;It was fine for 3 months until last month again, the new aircon spoilt (which i still can&amp;#39;t understand how) but luckily it was under warranty. Keep bugging me even the techs have checked and said need to order spare parts etc.&lt;br /&gt;&lt;br /&gt;Then another issue was last week, he forwarded a video from the cleaners saying the washing machine tap&amp;#39;s pipe had slight leaks so the pipe under the kitchen sink had to be closed. Again, not clear description and i told him to send a video when he was back home. I got the plumber to go because i presume pipe issues should be under the owner. While the plumber settled that issue, he told the plumber to fix another 2 shower hoses in another 2 bathrooms (which he did not tell me). Plumber called me and said in his experience, people has used it for years and there&amp;#39;s no issue (this one shower set is about 8 months only, it is not a cheap set and the same plumber fixed it). After the plumber completed the work i told him to do, the tenant called me and said why the plumber is not fixing the shower issue so i kept asking him why the plumber said someone damaged it by force but he couldn&amp;#39;t answer and keep given reasons. I highly suspects it is the cleaners if it&amp;#39;s not the tenant but i&amp;#39;m just guessing. I kept asking the same thing and he said he does not like to repeat and he cut the line. I called again but he didn&amp;#39;t pick.&lt;br /&gt;&lt;br /&gt;That evening, i called the agent for advise and he said ignore it first. He also said if the tenant calls again, go to the unit and call the plumber with loudspeaker. Apparently tenants will keep quiet then.&lt;br /&gt;&lt;br /&gt;From an owner&amp;#39;s point of view and with a valid tenancy agreement, shouldn&amp;#39;t major repairs only fall under owners? Minor things should be settled by tenant right? My parents and others have also rented to tenants but never this problematic. Even my last tenant wasn&amp;#39;t like this.&lt;br /&gt;&lt;br /&gt;What&amp;#39;s the best advice in dealing with such tenants?</description>

            <title>Toxic culture at new workplace</title>

            <description>I&amp;#39;ve just joined a new company a couple of months ago. Everyday i&amp;#39;m feeling mentally exhausted after coming home mainly due to almost non existent processes/flows and people with no direction. Due to these, many people from different departments (and other states/countries) come to my group to ask for advice or support on their issue, which greatly interrupts my work. I also feel some are taking advantage because they are lazy to follow the proper channel of getting information. Well, in short, everyone problem is my problem but my problem is solely mine. While i don&amp;#39;t mind helping once in a while, things become severe when i can&amp;#39;t finish my work and my dept stays back late daily (about 2 hours extra while 95% of the office leaves on time. Usually only the bosses are around). &lt;br /&gt;&lt;br /&gt;I&amp;#39;m very sure bosses/management are well aware about the loopholes and challenges faced by the staffs but nothing seems to change. About 50% of them worked more than 10 years and they are quite resistance to any new changes while some get a bit defensive. It just seems to be a company culture and everyone is so used to it. &lt;br /&gt;&lt;br /&gt;Initially, my plan was to work for about 3 years and see how it goes but now i&amp;#39;m contemplating if i should review after a year of joining. I don&amp;#39;t want it to look bad on the resume plus this is a new industry for me, so im hoping to learn as much as i can. Another thing which i&amp;#39;m worried is my health because since I&amp;#39;ve joined here, i have not been going to gym because i&amp;#39;m already so tired and mentally drained.&lt;br /&gt;&lt;br /&gt;Any advise from those who has faced such issues and what did you do?             <title>Pay per entry gyms</title>

            <description>Hi, i am looking for 2 different pay per entry gyms so i can go after work or on weekends (from home). My main aim is for free weights.&lt;br /&gt;&lt;br /&gt;My work location is near PJ Hilton and i stay quite near to SS15.&lt;br /&gt;&lt;br /&gt;For the one near PJ Hilton, it would be great if it is walking distance since the traffic is bad after work. I know there is a gym in Hilton (Clark Fitness i think) but i doubt it&amp;#39;s pay per entry.&lt;br /&gt;&lt;br /&gt;I know there are many gyms around SS15 but i&amp;#39;m not too sure on which is recommended.&lt;br /&gt;&lt;br /&gt;Any opinions are welcomed, thanks.</description>

            <description>Hi, i saw some openings from this company but i could not get much info from the internet about the business in Malaysia. The openings are all written KL but Valmont website shows Shah Alam. It might be an office at KL but i&amp;#39;m not too sure.&lt;br /&gt;&lt;br /&gt;Anyone with any info on the company? Working culture, benefits, etc?</description>
